Help quality checking my future house (new build)

Just FYI, didn't see any smoke detectors on elec. plans... not unusual, but they are required. Usually one on each floor, one inside each bedroom. Local codes will apply and elec. inspector checks at rough-in elec. inspection.

 

Almost every builder I work with these days no longer puts smokes on the electrical plans. They now have a specific drawing set for all fire protection.

 

Got to agree with @Martyinco on this. With the current building codes being revised over the last few years, changes have been (and are still being made) to bring fire protection into its own entity for single family residence residential construction.

Bottom line is that the local building inspector makes the final interpretation of what is code. Code requirements and interpretation will vary from jurisdiction to jurisdiction, so try to remember that when you are asking your questions. For example, I believe that I live about 50 miles north of Martyinco. New construction in my area for single family residence requires fire sprinklers in all unfinished basements, I believe in Martyinco's area (just 50 miles south) fire sprinklers are not required in unfinished single family residences.

Pretty fucking pissed off right now.

I filled up four 13 gallon trash bags with TRASH today. Beer cans, water bottles, FOOD ITEMS (some of which had grown MAGGOTS), etc. I am very close to sending a very long email about how disappointed I am in the state of my first home. It is getting treated like a TRASH CAN and a BATHROOM. Yes, I smelled human urine in a spot on the second floor.

The pictures you see here are merely scratching the surface of how disgusting this place is. I haven't seen this many flies buzzing around since I visited a GOAT FARM IN RURAL CUBA.

 

Holy shit I'd be irate, sadly this is the standard most people live up to nowadays... Seems few and far between finding someone who treats the work they do as if it was their own.

I complained to my realtor about it and she said she will tell the building manager to keep the place cleaner but I know that isn't going to happen. I guess I will just don rubber gloves and trash bags and start picking up the trash once a week. Maybe if they see someone out there picking up their shit every week, they might be a little cleaner and trash someone else's unit.

 

The GC should be on top of this. Evidently not. He should realize other people are looking at it, and wondering if the workmanship is also sloppy. I wonder how many prospective buyers just moved on.

 

If a GC allows a site to look like that, they have zero pride in their work.
That’s disgusting and unacceptable in my book.

With regards to the water, it can cause unseen issues like glue separation, fasteners to weaken and possibly mold.

It’s your house, screw having someone else have the conversation with the project manager....do it yourself.

 

We custom built our home as well here in Myrtle beach. We wanted a certain Builder from NC. We didn't want a "corporate" company to build it. I wanted the contractor to be ONSITE every day and he was. He handed me a credit card after framing and implored I stick it between any wood joints. Could not get the credit card into any joints.

My contractor would have blown a gasket if the workers left a mess like that everyday. He rented large trash container to throw trash in.

Recently we added an addition. Waited two years for our original builder to do the job. Nothing takes the place of a good contractor. Especially building a custom non-cookie cutter home.


Looking at OPs picture I don't see pressure-treated 2x4s on the foundation pieces.

 

Besides having a little chat with a Forman or GC, I would probably drop off a garbage can so the rest get the hint. I would assume at some point some it’s going to be someone’s job to clean it all up, and hopefully some of that crap doesn’t remain hidden in the walls or some part of the structure.

 

I would't let those low life fucks back on my property thats for sure.

 

Welp my realtor has sent an email to pretty much everyone involved so I am interested in seeing what they have to say in response. I hope the building manager is now aware that I am going by there quite frequently and will not put up with the house being treated like a trash can.

Needless to say, I'll be taking an extra close look around the studs before drywall goes up to make sure these fucks don't leave any "surprises" behind the drywall..

 

I’d rather them piss in a bottle then parts of the unfinished house. Unfortunately I’m any line of work their are people like that. I think I’m construction if it comes down to a good GC or someone being on the job who doesn’t take any bullshit and holds people accountable, you’d find less stuff like what you’re seeing. You could show up yourself and lay the hammer down, however you might risk a few people walking off the job. I’d just have a discussion with your GC and let them know your not very happy. Voice all your concerns. I don’t know a whole lot about construction or how big of a pain in the ass it would be to find another contractor need be. I can understand why your upset and I probably would be a little too.

Some people just don’t have any pride in their work. And I understand it’s easy to lose some of that. Especially when you do the same thing pretty much everyday. Not to mention the pressures from the contractors to just get them done as fast a possible. Each one done is more money in everyone’s pocket.

I guess there is a fine line. I’d probably not try to piss them off since they are the ones building my home. I’d probably do what I can to help, whether its picking up some trash/debris or just maybe stopping by with some drinks on a hot day. Little stuff like that’s may have an impact. Once they see you care, or are being pretty cool, they may show you, and your property a little more respect.

 

Depending on local code , pressure treated plates may not be required . Here pressure treated is only required if the plate is in direct contact with the concrete , standard lumber can and almost always is used with a sill gasket or similar membrane that eliminates direct contact between the lumber and plate .

 

That is what I'm gonna try to do.. I was gonna bitch at everyone but I decided I would just text my realtor instead and let her do the talking for me. I do plan to go by there any pick up trash, maybe it will have a good effect on how they treat my particular unit at the very least..

 

roll up with a case of cold water or Gatorade’s right before a lunch break. Let them know what unit is yours. Hand them a trash bag or something and tell them it’s for the empties. Maybe pick a little trash up in front of them. They’ll get the hint. And some should be grateful for the cold beverages.

 

went by today to pick up trash, window guys were dropping off the windows so we chatted for a bit.

Was wondering how soundproof two layers of 1" gypsum fireboard is? It is between the common walls between each unit.

 

Not as much as you would hope for, which is complete silence. It's purpose is fire protection, to give you time to get out if there's a fire.
