    Man that’s insane! I’ve got just about 1 acre here and 2100sq ft. I hope to sell for about 225k$ after I’m done remodeling it.

    I paid 136$k originally.

    About 1400sq ft. here. But it was also mostly updated. New builds will increase the price a lot.

    Amazing how different it is in different states. I’m in one of the most desirable cities in the country right now too according to all the rankings and junk. Definitely the number one growing in Alabama.

    Check out CA and HI prices some time... I don’t get it. Also don’t get our pricing. Blue collar town in a blue collar state, no idea what people do for a living to afford $400k and not be house poor. Bank even tried to give us more beyond what we wanted our budget to be at.

    If you haven’t tried to resend and stain hard wood before, that’s one job worth hiring a pro for. We did the sanding thing. Spent a week with a belt sander to get the edges then rented an industrial sander. Turned out horrible. None of the edges took any stain and we were too frustrated to try with a pro and just laid down engineered hard wood.

    That some really good looking hard wood. Might be worth a quick run to blend the dark stains and clear coat it. Some patina but not full patina. The problem is when you try to change the color by restraining. If that’s part of the plan, I’d hire someone to sand it.

    That would work then! Kinda excited to see how they turn out. Can’t really beat an old wood floor!

    One skill set I couldn’t get down... can lay floors like a pro now though! :rofl:
