OZ-T is correct, this is not a temporary framing job. I find it interesting that the roof structure shown is "stick" built not trusses. I just figure they would be roof trusses.

If it was, I wasn't made aware of it. Seems the builder is making changes on the fly. Wondering what their logic was with not vaulting the ceiling.

Is that the same room ?

They just pulled the ceiling joists , there is no ridge beam and the 'collar ties' are in the top 1/3

Plus what R value are they putting in those rafters ?

After looking at the pictures I believe the pictures are of the same room. I am going to guess that the framer didn't read the plans (nor the project manager) and the ceiling joists were pulled to create the vault ceiling. But that is my speculation. With the US using a wide variety of building codes and each jurisdiction having final say, it could be hard to say what the local requirement is for the collar ties and ridge beam. I believe in my locality, the ridge beam would be considered undersized. To me the ridge beam appears to be 2x8 and the collar ties 2x4.

Thats a ridge board though , not a ridge beam . Without ceiling joists what is keeping the walls from thrusting outward under roof loading ?

Ceiling joists keep the rafters from spreading as load from the roof pushes straight down . A ridge beam can do the same thing because the beam carries the rafter load at the top and keeps the rafters from spreading the walls under load . Collar ties can also resist outward thrust but not when they are that high up

Not to mention that the rafters look to be 2x6 and you need to get insulation in there

 

Maybe R-19 batts? But that would only leave about an inch of air space for ventilation, maybe hi-density spray foam. Guess we will see.

Does R-19 meet code for vaulted ceilings down there ? We're R-32

 

They're supposed to use spray foam now. Before they were using batt insulation. But supposedly they were able to get a good price from the supplier so now they're using foam. I believe it is closed cell. Don't quote me on that.

As far as the proper framing, yeah my guess is the framers didn't read the plans properly, and building manager probably doesn't go by there very often. I don't know if they are "done" with framing the vaulted part of the ceiling yet - it's only been about two work days since I took those other pics.

 

You need a framing inspector to see this roof system before it gets covered up

 

I will say this, that is the only part of the upstairs that is vaulted. The rest of it is not vaulted. Not sure if that makes a difference. It is only vaulted in the bedroom part. Not the closet, the bathroom, or anything else.

 

I would agree that we are really looking at a ridge board rather than beam. I wondered the same as you, what is going to stabilize the walls now. The ceiling joist are gone and the blocking from the ceiling joist to the endwall is now gone and there appears to be no framing in place to bear a beam and transfer the load down. Looks like the framer has some work to do yet.

I'm not sure what the insulation requirement is for Tennessee. I am a bit surprised that you are at R-32 for a minimum, I would have guessed at least R-38.
