R-32 sloped ceilings , R-50 flat

 

Ahhh there is that "heavy" insulation R-50 flat. We are a minimum of R-38 on the flat in Colorado

R-15 apparently. TN has a fairly weird range of temperatures. Climate zone 4.

Not sure what the rating of the foam will be.

We're climate zone 4 as well , R-15 is less than we put in walls haha

 

I'm looking at the blueprints (on page 2 of this thread), and the notes say code is minimum r-30 or r-38 depending on where it is. Even though the purchase agreement only says r-15. Maybe it was an old contract template or something and someone forgot to update that part

noticed the foam pulled away from this pipe.

 

The pink stuff pulled away from the pipe is fire stop. It's purpose is to slow down fire spread to the next floor.

 

@ThunderOne hopefully the pictures below help you understand what OZ-T and I were talking about as far as the roof framing is concerned.

now that they are starting on electrical and have a lot of the electrical wired up, I'll go by there every day until that part is close to done. I'll let y'all know if they change the framing some more in that vaulted room.

 

@ThunderOne @OZ-T I spent a bit of time and went back to the beginning of this thread and found some details that the framer and project manager or site superintendent overlooked. The original design for this build was copyright in 2014, so i would guess this is not the first build of this design. The "kinks" for the build should have been worked out years ago (or at least one would think).

I found these notes: The plan calls out (for the "High Roof Slope") 2x10 rafters on 16 inch centers supported by a triple LVL beam (each LVL 1 3/4 x 11 1/4) and 2x10 rafters on 12 inch centers supported again by a triple LVL beam (each LVL 1 3/4 x 11 1/4) for the "Low Slope Roof". It would be nice to see what details 9 and 10 look like. Clearly, the roof is not framed according to these spec.


The specs also call out and rightfully so that the beam is supported on the ends by triple stud posts. Mention is made of a framing detail sheet that may answer more questions.



Can the framing be changed? Sure- It would take some time, patience, and a quality oriented framer.

Let us know how this progresses, talk to who ever is in charge of the project (project manager, site superintendent) and the sooner the better. The last resort would be calling the building inspector, as this move will more than likely upset the builder. But remember this is your home. Take plenty of pictures.

so basically they need to add 2x10 instead of the 2x6s that are up there now?

 

The more I look at this pic, it looks like they simply stacked another 2x4 on top of the rafters

Unless I'm missing something , your roof framing plan looks to call for 2x10 rafters at 16" OC with a 3 ply LVL ridge beam

 

They made the 2x6s 2x8s by nailing 2x2 to it... oy

 

I’m no framer, or builder but I’m thinking that can’t be legal. I would make a call to the building inspector/city engineer and have him/them come check out that entire room. Seems like there could potentially be multiple code violations.

 

I'm going to email a bunch of inspectors - I am not sure which ones are overseeing this area.

 

Are cracks in load bearing studs normal? Several spots in the garage have cracks going up the entire stud.
