Welp, I think I am pulling out of this fun little ride. I went and looked at a competitor's townhomes, and there were significant differences in build quality, even though the price per square foot was actually less across the board.

Tstats and returns on every floor (not just on the top floor).
Air handler and ducting inside the house in a closet (not in the attic).
Balcony materials were better and more weather proof (not just pressure treated wood).
Stove range actually vents to the exterior of the house (instead of recirculating through the microwave vents).
More customization and better quality finish materials.
Even the garage door opener was better.
The doors are better for security.
They actually finished the bottom floor instead of putting a glaze over the concrete.

The HOA covers the complete exterior of the home - not just the roof. And warranty is better.

Gonna tell these other people to kick rocks. They are so hard to get a hold of about anything that they don't seem to give a shit about me as a buyer. This other place is miles ahead.

Be curious to know if that roof framing fails inspection or not because from what I can tell from the pics it should

No doubt it would, I emailed codes and it's been two working days with no response. At this point I have made my decision though, this just seems like a bad idea

new place suggesting I put an offer $5k under list and will give me $4k in upgrade credits. Makes walking away from my earnest money sting a little less

Any way to get the code folks to prove the violations and then use that to get the money back?

    Their agent calls my agent:
"yeah so he is going to have to have grey cabinets because the other unit is already slated for white"

"let me stop you there, my buyer just wants out"

LOL. They are going to give me my earnest money back, too. They know they screwed up and don't know their asses from a hole in the ground. So glad to be done with them.

Pics of the new build won't be for a while, but I'll post it up in a few months when it begins! Completion date is June of 2020 so it's a good ways out.

And I'll miss the pictures of a workplace that has so much debris and trash thrown around that shows how much the builder cares about quality and the end product and jobsite safety.
