    TRD Baja Kit with JBA UCA's 1/2 inch spacer on top, Medium Dakars with BAMF hangars and super bumps all around. 285/75/16 Cooper Discoverer AT3 XLT's on graphite TRD faux beadlock wheels. Pro skid powder coated black with Pelfreybilt aluminum mid skid and aluminum gas tank skid.
    Thanks for moving it I thought it was at that spot too but wanted to make sure.

    My previous quote probably got jacked up because I was trying to delete the pictures from the previous post and doing it on a tablet. Our plan is to stay in/around Estes Park so we'll be coming from there. Using the info from the TrailsOffroad site https://www.trailsoffroad.com/trails/422-pole-hill. We will probably follow the instructions and start off of 36. I'd like to do both pole hill loop 1 and 2 if time allows and it's not too technical. Like I said, I'm pretty much bone stock (except for step rails). Any advice on hotel and lodging would be appreciated if you know the area. Jubei did attach my question to the other thread and did reply so I'm feeling pretty good about the trail from what I've read, seen on videos and what he said too.

    Sellers almost certainly signed a contract with the agent and agent will get his commission from any sale (typically 6mos).
    If you really want to end around the agent you'll have to wait until the contract expires.
    I've had lots of bad experiences with agents. Some of them are good for sure but it seems like damn few of them deserve the many thousands of dollars they siphon off of a real estate transaction.
    Like you, I prefer to contact the listing agent directly. I don't feel like I need a buyer's agent at all. If I was concerned about anything, I could hire a real estate attorney who knows infinitely more than your typical real estate agent for a fraction of the cost of an agent.
    They hold the MLS hostage though so it's a bit tougher to sell without one.
    I've even had listing agents refuse to show me a property without a buyer's agent. I've wondered what their clients would think if they knew their agent was preventing them from receiving a potential offer but I've never pushed the issue.
    I believe (could be wrong) that the agent is legally obligated to put any written offers in front of their client. The standard contract boiler plates are available online if you wanted to go that route.

    Pole Hill is pretty easy though I haven't done it in probably 4 or 5 years and trails here can change a lot. I'd worry about stock step bars though. Doesn't take much to mash them.

    A reasonable agent will cut the commission leaving the seller more room to deal with you. I've had more than a couple refuse to entertain that idea at all though. Some get very angry.
    What makes me angry though is when they say stupid things like "what do you care? The seller pays the commissions.”
    At that point, I figure they either think I'm an idiot or they are an idiot.

    A 7% commission on a $500k transaction is $35k :eek:
    Should be able to offer the sellers $17.5k less and have them put the same amount in their pockets when you come to the table without a buyer's agent.

    They aren't stock, but I'm thinking of pulling them off. Only takes a few minutes.The step bars are the only adder that I've put on. The rest of the truck is stock though. That's exactly what I was thinking, I didn't want them to get "mashed" rolling through some of the rocks. From the videos I've seen most of the trail looks worry free, but there are a few spots where the step bars may get hit.

    Yup there are. If they don't attach to the frame I'd also pull them. Mine attach to the body so they are coming off if I ever do anything more than fire roads.

    I’ve always preferred the round style that you fold in quarters can the ones you fold accordion style. Much easier to stash away.

    This one performs just as well as the ones that cost 4x. It is about 1”’too wide but yuh can easily manipulate it so that it fits near perfectly.

    I've been watching this BII deteriorate just sitting in the yard across Left Hand Creek. This street view photo from pre-flood (2012) makes me feel like this it was last driven back then.
