    A few days ago a realtor shows up at my farm and says someone is looking to buy land around here and asks if he could bring them over to take a look around, so I say sure what the heck.

    After they leave the realtor tells me they want to buy my place RIGHT NOW and for ALOT of money, like way over the appraised value :eek:

    This farm has been in the family since the 1940's and most of my neighbors are family members, also the farm is split 50/50 ownership between my dad and I. My dad is retired and said he would go wherever if I come up with a solid plan.

    The farm makes enough from renting out fields and hunting rights for us to live frugally, but the old 1800's house is basically falling down on our heads at this point. Also the area around the house is totally overgrown because most of our equipment failed and we never replaced any of it.

    The realtor is pushing hard to close the deal but we have nowhere to go. I've been entertaining the idea of moving to Hawai'i and my dad says he's ok with that but neither of us has been there before and the buyers want to close now, so there is no time to go scout the place out. They said they would even let us stay in the house for up to 5 years if we need time to find another property.

    What would you guys do? :goingcrazy:

    Fucking move yesterday!

    Look at property on the big island outside of the lava flow zones. There is a dry side and wet side of the island. It ranges from near desert like to way too much rain for my taste.

    I lived on Oahu in the late 60s to early 70s when I was a kid. I would move back in an instant.

    You are a lucky man!

    Sounds like a developer you may want to talk to a lawyer before you proceed to make sure there a real agent and customer especially since you didn’t list the land

    Nice!!!! This could be a pretty awesome opportunity for you guys

    Lots of things to consider tho:

    The main thing is what are the intentions of the buyer? Is it a developer? If so do you know if your property will be part of an assemblage? meaning are they purchasing adjoining property as well? Have they mentioned an option contract at all?
    And what are the terms of allowing you to live there for 5 years... rent-back agreement i assume?
    When was the last time you've had it appraised? Also, just remember that unless it's a dual agency, that realtor is there for the best interest of the buyer, not you. So even though you say they are offering a lot you might still have room to negotiate more.
    Like Brian said, if it's a developer it might be a good idea to consult with a real property lawyer or land use lawyer so that you have somebody on your side

    EDIT: BTW I work as a consultant for SHA in their office of real estate. Im not an expert in this by any means cuz I mostly do property/ title research and geodatabase managemnet but my office does a lot of real estate sales, especially with property developers.

    Yes this^ I think I would talk to a lawyer and find out what the plans are for the land. It sounds fishy, but it might be a developer looking to build a new subdivision. They can likely offer more because of the potential that can be made on the developed properties. I don't know where or how big your farm is, but this is a very regular occurrence these days where I live in Southern MD.

    Year in the ad is wrong. Obviously the seller isn't educated in Harleys. Seller probably inherited it, doing a garage clean out or maybe listing it for someone.

    I saw a ad on CL back in 2016 with no pic that read "56 Chevy no title great for parts $400". I figured it was junk so I texted my neighbor that
    owns numerous tri5's about it. This is it, complete & rust free 56 chevy that's been sitting in dry storage since the 70's. Trunk full of NOS parts still in the original boxes. Seller was cleaning out a rental garage for the landlord. They just wanted it gone. We got it running the next day with a new battery & starting fluid. My neighbor applied & received a replacement title. Same week he bought it he turned down a $5000 offer for it. I'm still kicking myself over that one!
