    Finally got the laundry room finished. Added a cabinet with pull out hamper storage. Top over the washer and dryer is removable for water line access.

    Had the bldg insp come out to inspect some stuff and we found out that my framer covered up a shaft that he didnt core board and fire rate :annoyed:

    Mother fuckers!!! I told the insp to fine them. Worst fucking framers I have EVER worked with!!!! They are so far behind it is ridiculous. Now they can pull off 5 more floors of drywall so I can check that shaft all the way up. Assholes.

    That came out awesome, our washer/dryer sit in the same spot near the door as well which leads to the garage

    Yep. Tight space so making it as efficient as possible was the goal. Now all the laundry at least CAN be done in one spot.

    Looks great! I just finished this up on Monday. Even tighter but utilizes the space the best it can. Used to have top loaders so having that countertop now is so nice in what is essentially our main entry way into the house (through the garage). Best part was i was able to raid my scrap pile and leftover paint/hardware for almost everything except the top. About $80 total (excluding the appliances obviously) Before and after:

    That’s about how much space ours has. Wife is still deciding how she wants it and washer and dryer she likes best. Otherwise it could’ve been done a year ago! :facepalm:

    If i didn’t have the cabinets already i would’ve maybe stacked them and made a small closet. But by the time you frame it out it’s not that much space. Maybe floor to ceiling pantry cabinet. This works well for the entry Way. The old dryer used to accumulate tons of crap on top of it. Now the crap can be spread across a larger surface lol.

    They all do the same thing IMO. Just pick a color, wait for the warranty to run out and they'll die a few days later and you buy new ones. Repeat.

    If she decides she wants cabinets, we’re fighting. I tore cabinets out when we moved in because we were going to put up a couple shelves. She’s been deciding how she wants the shelves for two years...

    That pipe for a hanging rod is a pretty slick idea.

    Thanks. Been there, done that with several kitchen and baths. I don’t have to tell you that craps not cheap. It does look great though!

    No room for a proper rack, bar all the way across woulda looked dumb, so i improvised with some spare pipe and sprayed it black. The Mrs approved.

    What cha mean maintain the posts? I tore the decking out, railings and flashing, then rebuilt from there. The posts were okayish, just older and twisted and warped, but I really didn't want to pull those buggars up and repost. I had to put new fasteners on all the joints that I didn't replace since they were all rusted to crap. Put down tar paper flashing over the joists since there is a slight moisture problem back here. But yea the railing I really liked the idea of, so I looked around for months not knowing what to get or how to mount what I saw etc. Found this "goat panel" at tractor supply and it was about as perfect as I could get. Then I kinda just winged it from there. Lots of mistakes and I'm sure I'll have to fix some screw up in the future, but I can at least enjoy it for now!

    Part of my job is working on industrial size projects as an owner's representative. I work with the general contractors and I've told more than one site superintendent you couldn't pay me to do their job. I'd be in prison for murder in under a month.

    My GF has been away for about a month taking care of her dad, who just underwent surgey, and will come home next Saturday.

    I've been working on getting projects around the house done before then, especially our bedroom. We've been sleeping in a guest bedroom while I stripped the old room down to the studs. New wiring, insulation, windows, drywall and hardwood floors to replace the carpet. Yesterday I finished painting trim and today I hung curtains and moved furniture. Just a few more things to do before it's ready.
