    The guy I used was really good but Memphis area is his expertise.
    What kind of water and land do you want? Big lot, small lot, big water, small water, open terrain, heavily wooded, flat, hilly, ...

    Lake Reelfoot area is nice for retirement out here in west TN. A bit dull for young'ns. But it's easy access to Arkansas and Missouri too.

    North and or east of Nashville has a lot of nice places too and very different from west TN.

    I would like a bit of land, maybe an acre or two minimum. I don’t think I would be able to find a lot of land by water. Something fairly close to hospitals and shopping area, especially as we get older. My wife just wants four seasons, and I’d like to sit on the porch and have coffee without looking into my neighbors window like in northern Virginia.

    LOL at 4 seasons and TN. Maybe out east in mountains.
    Over here we get 11 months of summer, 1 week of spring, 1 week of fall, and 2 weeks of winter. But, those 2 weeks of winter are broken into 1 or 2 day increments and scattered at random during the period November to April.
