I know all about the whole 20% down thing; My dad says I have to put at least 20% down to avoid paying mortgage insurance. I have a steady income right now, just not enough to buy a house.

 

So you were only homeless in the sense that you moved out and didn't have a place lined up...?

 

Honestly if your really dead set on being out your parents house. I would buy a condo as soon as you can afford something. Then after a few years of equity and some saving you flip that into a house.

Though I was at my friend's 1-bedroom apartment last night for a party; He and his wife live there with their cat, and it is almost wall-to-wall auto parts because they don't have a garage!

 

That’s how Hawai’i is, we kept losing out on houses for 6-7 months. People coming in 30-50k over asking with all cash. We got in to a mini bidding war on the Oregon house we just opened escrow on. Luckily it only went for 15k over asking.
