    I'm a carpenter so this week I got to build this covered deck. There's a floor below that's not visible in the photo.

    Then last Sunday my wife went to water the lawn and watered the carpets instead. If @OZ-T looks close I bet there's a book he's read there.

    Long story short my wife left the hose attached to the frost free bib on the coldest night of the year. Since the hose was attached it couldn't draw vacuum and froze and burst two inches from the seat. Luckily that meant it only poured water when she went to water the yard. She had low pressure then saw the water pouring out between the slab and siding. I'm guessing about 30 gallons went into the house. Luckily, again, the only two bedrooms with carpet is where the water went. After I shop vacced it up and ripped it out she suggested laminate and I totally agreed. Sum total for 12mm w/pad and another layer of 3mm pad/vapor barrier is $790 so far. Another $60 for case and base. $27 for a new hose bib. It was cheap enough I never even called my insurance company.

    I'm about halfway through the second bedroom and I'll finish it by noon tomorrow. I can't believe I'm saying this but I'm glad it happened. I hated that carpet. lol

    None....yet.
    We (i) recently did the same. 3 dogs and and a now teenager don't do well with carpet. I did the livingroom, hall, and the boy's room (1000 sqft). I'm already making plans to do the the other 2 bedrooms. Best decision yet with the house.

    I had the exact same thing happen with a hose bib on our first house with a sudden freeze.

    dunno if its legal but we have one next to our stove, maybe 10" to left

    just not sure about the cross braces. I Usually put roof/ceiling joists in a shed

    Looks solid. Framing is a little wonky as @OZ-T pointed out but I doubt any $3300 12x24 building would impress him lol

    irregular stud spacing , single top plate in some areas , double top plate in others , why is there a 2x4 on the flat at the ridge ? , gable wall looks to have a 2x6 on edge for a plate or what is that ? , why are there blocks built up above top of wall plate where it intersects the gable wall ?

    A thing or two...
    Yesterday, I fired up the Stihl SH 56 C-E blower/vac that my parents' gave me as a housewarming present when they came to visit last month. I used it to clean up the stretch between the house and shop driveways. I wasn't impressed by the vac function, but the blower worked will. I collected six 42 gallon bags of leaves from the small area that I did. I dread to think how many bags that I'll fill doing the rest of the property.

    My old house had a dozen big, mature trees and fall was a bitch. I found one of these on craigslist for $200. Thing would suck up just about anything, mulch it, and stuff it in the bag. Fall was still a lot of work but it took far fewer bags to get rid of the leaves. After years of use I sold it on craigslist for $250, when I sold that house.

    I have the same issue at 2 adjacent rental properties. Probably 1/4 acre total, 6 giant mature red maples in the front/side (24"-36" diameter), and a maple/black walnut/poplar forest out back.

    I bought a used 36" toro commercial mower, put gator mulching blades on it, and mulched weekly in the fall to keep up with the leaves. Toward the end I was double cutting the heavy spots, but it was coming out really decent. Had to borrow a br600 backpack blower at the very end and used it 2x to blow a giant pile to the woods. Did not pick up a rake once, and did not bag anything. I also ran the mower over piles of leaves out back along the woods line and it didn't even bog down, just turned them into leaf confetti. Commercial mowers/blowers are the way to go for heavy leafage. Or pay someone else to do it I guess.

    got some cold lines re-run this weekend and all I have to say is I LOVE PEX!

    cutting out old galvanized piping and replacing it with Pex and that stuff is just wonderful and so easy to work with. I feel confident I could plumb an entire house!
