    TD has a limit on amount of day trades per day until you got more than 25k in your total portfolio or something like that. Dunno the specifics of it. Besides that trades are easy to execute and in a timely fashion, so it's still nice for small trades and throwing around play money

    Pretty sure you'll find that on every platform.
    It's a FINRA rule (Google "pattern day trader rule") so it's not the platform that requires it, it's the SEC.

    Yup I learned about this rule the hard way yesterday. I couldn’t get rid of a stock bc I didn’t have enough “settled funds” and took a hit. Had to wait until today before the funds cleared up to sell.

    I learned the hard way about a “free riding violation.” That is when you sell a stock that was paid for with unsettled funds. I had to come up with a lot of money real quick to cover the account for the night so it would disappear.

    Yep. Different rule though. Google "good faith violation" for that one.

    What I don't get is why there's such a delay for funds to "settle". Seems antiquated to me.

    Deciding to sell these can be tough. Like giving up insurance for a chunk of money in the account. Especially in a bear market.

    Yes I do believe we are transitioning into a buyers market. At least here in Tennessee the market has been too hot to touch for amateur investors (like me). Most of the SFH flips in the area are all being done by the same people. My house has gained nearly 50% value over past four years without me doing a thing

    same here in RI. We’re building a new high school too. Might actually take advantage of refi and re eval home value see if we can knock off a percent and pmi.

    Definitely do that if you can drop a percent and get rid of PMI. PMI is just burning money.

    Yep. In this case these are short-term volatility plays where I have specific targets in mind - trying to keep emotion out of the decisionmaking.

    Might as well. If Zillow is remotely close to my house value then I can shave off pmi. And if I get a percentage point outing it then woo hoo. I am at 4.25 and when I looked a few weeks ago I would basically be able to get maybe to 4.1 on a 30year.

    There is a refi formula, maybe a calculator online somewhere. It basically tells you what the interest rate drop would have to be to benefit, after all is said and done. If I remember right, it is less than a percentage point.

    3.25 is dope, nice work. I may have been a little early on my refi back in November. Was able to get 3.99
    In my experience Zillow is not accurate. Trend Report by Rocket Homes is accurate in my neighborhood, though. In general I would totally recommend Quicken/Rocket Loans. It is a pleasure having a mortgage with them. Happy to send you a reference to beat up your current bank if you are interested

    Just remember that if you're say ten years into a 30yr, and refi into a new 30yr, you're restarting the amortization and extending your payoff timeline to 40 years total.

    Try to refi into something keeping you close to your current remaining duration.

    Run the numbers. Look at total costs for origination fees and new amortization / interests costs for your projected ownership period and decide if it's worthwhile.

    I've never had to do PMI so am not fully familiar with it, but can't you get an appraisal done and get rid of it without necessarily going through a refi?
