I don’t know enough about cool season grass to help. At first glance, looks like lots of trees and therefore maybe too much shade. I’d look at maybe thinning the trees and adding more topsoil to cover those tree roots.

Sure! Just from the picture here I'm not sure what the source is of your drainage issues but I have french drains installed for all my gutters to redirect any water. Also, you can use soil or sand to help level your yard. They also make seed specifically for shaded areas so they don't require as much sunlight to grow. Just having some thick grass in there will help with the absorption of all of that water as well. Using cool season grass, I would recommend a blend of KBG/Fescue/Ryegrass. The ryegrass will germinate in just a few days while the other two will take a couple of weeks. But having that Rye come in will hopefully help secure some growth in the area.

Used to have a nice yard, but 2 neighbors who let their weeds grow knee high before cutting, and blow all the weed seeds my direction :annoyed: haven't done my yard any favors..... that and Annie and the moles haven't helped. Gonna miss the beastie.

Lawns are a complete PITA. In my last house I tore out 75% of the grass and it was still too much. My new house has a little square required by the HOA or it would have none.

Have you done a peer reviewed study to find that lawns are, in fact, over rated?

I’m trying to estimate the weight of a house that family members are wanting us to move, does anyone know what the common woods for beams are?

Yep, slide a trailer frame under it, jack it up and install tires and then move it about 4 miles on the back roads to a new home.

    Thanks

That tree was planted too shallowly (if thats a word). An arborist may be a good person to ask for advice on that one.

As others have said try to identify the drainage issue. It may be the soil is far too compact. The lawn definitely needs to be aerated and due to so much missing grass it should probably be slit seeded. Or you could till the bare areas and plant seed. But I think aeration and slit seeding is gonna be easiest.

Did a complete overhaul last fall on our backyard. Foreclosure house was 80% weeds 20% grass. We’re at 90% TTTF and 10% weeds this spring. Lawn care nut and gci turf are good channels on YouTube.

Also, I bought the Stihl Kombi 94r yesterday with the brush cutter, trimmer, and cultivator attachments. Started right up on the first pull. Trimmer was a big step up from my old hand me down echo trimmer. Cultivator worked pretty well in establishing my beds around the house, probably would run best with the 111 or 131 Kombi head.
