    The inspection report does act like a second set of eyes. So not all bad...

    This is why my dad did everything but the physical construction on my family's house back in 1989 - he designed it and had it reviewed by an architect. He was the project lead, inspector, et al.

    When he build the barn, he did everything.

    I'll likely do the same if/when I ever decide to buy property.

    Which is total horse shit because perspective buyers take inspector reports as the word of God, so if you end up with a highly opinionated inspector you could end up fighting a bunch of piddly shit.

    When I sold my town home the buyers inspector told us we had to install CO detectors to comply with Colorado law. We chose to buy dual smoke / co detectors to replace the current smoke only detectors. After we did, the inspector told us that wasn't allowed and all CO detectors need to be at wall plug level and insisted that we buy them again. I did some research and found that placement was highly disputed science. So, our realtor pushed back with that info and the buyers dropped the issue.

    You don't HAVE to do anything. You can always tell the buyers to pound sand.
    I'll be selling my home here shortly. Not looking forward to dealing with that kind of crap.

    I’ve been hired by 6 people or so over the last 3 years to walk their new homes with them, $400k to $2 million bucks. I can’t even begin to list the amount of stuff I’ve found for people that so many inspectors and superintendents have missed

    Is that a Richmond Home? I had one built by them last year, and my kitchen looks almost identical like that. I opted for the gas range as well, well my wife did.

    Oh I dont doubt it. Lived in the house 6 months....got a lot of bs stuff, some major crap with my foundation, and some minor things here and there. I'm still arguing with them about some of the major crap, the smaller things I just gave up and repaired/improved myself. Not to impressed with them so far...also, didnt mean to intrude, and hello everyone. CO native basically, new to TW for the most part.

    I just don't see a downside to having as many eyes as possible doing a walk-through. I had a person in every room going over EVERYTHING when I bought new. I could tell the home builder was a little mad that we took so long but I wasn't signing until I was happy. Even after that, I still found shoddy work that was just covered up.. :mad:
