    I still rent at 28. Going through the military at 20, back to college at 25 and starting in a new profession set me back slightly from others at my age. I am not looking for a huge tank in the market, just a small price slump. I think the government is doing a decent job of trying to keep people in their homes this time around. I also think there are two distinct categories of millenials, those born before computers were a household staple and those born after.

    Edit:I so believe that millenials get mixed up with whoever's come after us!

    I have actually researched this. I am a Xennial, also called the Oregon Trail Generation. Not sure who comes up with this stuff but I'll take it.

    I think we talked rental property before. We had to evict people out of my dads house when it went into estate, they were even family friends, and that experience has left a real sour taste in my mouth for investing in a rental property. The way I see it, 200k could be in a rental property earning me ballpark $500/month all said and done (taxes, etc). I can bring that in on dividends on 200k invested. Even if not quite that much, I will gladly "lose out" on the rental property thing. More power to you, but I'm not partaking! :D

    I'm not saying renting at 28 is a bad thing. Hell, I've heard argument from people renting that can afford to buy a house, but hey, rent is way cheaper, they invest the balance, no yard work, etc etc etc. They don't have to worry about anything we do as homeowners, and I get it. But I hate, hate, hearing my generation proclaim they want to own a house but can't and blame it on the boomers. No, they definitely made it a bit harder but not that much.

    Who knows at this point. I think generations are about every 20 years.

    We arent behind, but in would much rather own a home at this point personally. Just waiting on the right time. Our lease ends in July and we were thinking of doing it then, but with the uncertainty of the market/economy we may renew one more time.

    That was actually a push for us too. We bought a little early, but our lease was up and it made sense to either buy, or rent another year.

    As I talked about too, I also feel like there are more people who can buy, but don't. And, there's also a lot more of a desire to still be in the city rather than the 'burbs nowadays too. So yeah there's definitely an affect to the people who do want to be in a house, but I do truly believe there's a lot of people who just want to continue to rent, since it's their preference.

    If you spent $200k in cash on a rental property and are only making $500 at the end of the month, you're doing it wrong. If, however, you spent $200k of someone else's money (financed) and are making $500 a month, that ain't bad! I have yet to find someone willing to give me $200k to invest in the stock market lmao.

    In about 3 or 4 years, I will have a property worth ~$180k and it will be completely paid off. I will have put maybe $10,000 of my own cash into paying it off.

    That's not to say that everyone should rent, at all. The juice ain't worth the squeeze for some people and they can make money elsewhere. Easy money isn't easy but having the rental makes me easy (to me) money. It might not be easy to you and there's ways that you can make $500 a month faaaar easier (to you). To each their own!

    Use your VA loan. It gets you $0 down with no PMI, and a very low interest rate. I got other perks when I recently bought a house, but I got lucky with the builder's lender making those deals. We moved in for around $300 out of pocket and just had to start paying a mortgage!

    We still want to put a decent down payment on the house. It saves a sizable amount of interest in the long run. Inam waiting on this storm pass too. Not sure how long my company will keep me on if this keeps going. If everything is looking good next month, we may start looking for a July timeframe.

    Random numbers, I'm making estimates :) I get your side of it, definitely not arguing at all. But as you said, to each their own, I'm not a landlord and don't plan to be :D

    The math I did when we bought did some stuff with this. Yes, paying more up front means less interest. But also renting for another year means that whole rent payment for a year goes "down the toilet". Whereas instead, you can be in your own house and paying extra to the mortgage, which in the "long term", that 1 year rent that you would have paid is less than the added interest/etc. We did out the whole math thing, when we bought we were basically right on the cusp of it making sense.

    Which gets me to your last statement - When this whole thing blows over! We bought late 2017, stable economy stable jobs, etc. Human element dictates a lot, too, and sometimes even trumps the finance. That's why since we were just kind of right on the cusp, we saw the house and the human element pushed us over the edge. Glad we did, I've looked at the markets and other houses, etc - nothing comes close to what we pulled off in terms of yard size down here near Providence. 1/3 acre!

    Was bored scrolling around fidelity and found a fun little 2,100%+ gain on LTRPB. No idea what Liberty TripAdvisor is or if its related to TripAdvisor(TRIP) but hey I'd love to see one of my stocks I owned to gain 2100% in a day lol

    I don't understand this. I just looked it up. There is very low volume. The price is $113.13, it's actually selling for $76.65 (if you look at the bid/ask spread). Not sure what any of that means, I'll just blame it on Corona.

    That did happen recently with some stock (can't remember which one), but it was wild. The wrong one went up, then down just as fast. I think it was related to an IPO.

    not sure if you've considered, but I increased my tolerance for what I would be willing to take out for a house in order to rent one/two of the rooms. It was either buy a 2 bedroom townhouse and be cramped with a possible roommate (which would make finding a roommate more difficult as well), or get a 3 bedroom for another $200 a month mortgage and possibly rent out both rooms, which I could probably do easily and almost not even have a mortgage payment after getting paid rent. Plus the way I see it, renting out a room or two is a hedge against a housing market decline. The floor plan I will have is also perfect for roommates since each floor has a bedroom and everyone basically gets "their own floor". Everyone's situation is different though.

    Not a bad idea, but my wife says my farts are too bad and I dont like wearing pants when not required! Honestly, I want one room for a spare room with a desk so it can function as my home office, and another room for an eventual kids room.
