    Last weeks storms ended up taking out 3 more sections of our backyard fence...landlord had a guy out here for an estimate and ouch $5k just to do 2/3 of the fence :eek: it's times like these I'm kinda glad to be renting.

    Dude, that fence looked like it was installed 30 years ago and was rotted completely out. Storm nothing - three poodles and a toddler could have taken those sections out and them some.

    And your landlord needs to find different fence people, unless their rebuild is for galvanized poles instead of wooden ones. Posts are the biggest problem in fences.

    Wood posts are fine, if the posts are 4x4 treated. I built a fence at my house in Minnesota in 2000 with 4x4s, sunk 48" in the ground to get past the frost line, and checked it out when I was up there in November. Still straight and strong.

    Here, the cheap bastards use landscape timbers for posts, which start rotting in the truck on the way home...

    These were installed in 2000-2001 and they are 4x4 treated posts...they are rotting at the ground and falling over. You're right Cap it is old and past time for replacement. I told him it's been needed for a while now...surprised it lasted 20 years honestly. I don't know what the quote was for galvanized or wood posts but he should definitely get a couple more estimates. I think it's also because they have to clear brush and trees out along with it.

    I'm not saying that yours is - I will just leave a blanked statement that "I hate lazy landlords."

    My MILs cul de sac has three renters, and you can tell IMMEDIATELY who they are.

    Doing the posts is also why I told him I wasn't interested in doing it myself...he asked/offered for a heavy rent discount and I said it wasn't worth my time :luvya:

    I bet so! I try not to leave that impression, but there's a family of Joe Dirts a few doors down and they are renters too and everyone knows it as soon as he fires up that foxbody and gives it a nice Rev in the morning just for good measure :rofl:

    Shit - I was referring to the trash in the filthy, unmowed yards. That's why I'm not a landlord - I'd put that shit onto the tenant in the lease agreement.

    We have four renters in our neighborhood but because of the HOA rules the yards are as well maintained as the others.

    Yeah, the posts here are no fun. I hired a fence crew to put the iron fence in here, and they came in and spent most of a day pounding through the rock to dig the holes. The next day, when they had the panels delivered, they discovered the panels were 7.5' wide, not the 6' distances they dug the holes at. I wandered out there when I heard a bunch of cussing, and pointed out that at least they got the first and last hole in the run correct. They just looked at me, fuming...

    Part of my fence in Minnesota. All holes dug by hand, and all nails hammered in with an actual hammer. I think my hands were numb for a month...

    I cut a hole in the fence for my first Dal, Pepper; she loved to look at the neighbors behind us. The wife was an aerobics instructor, and they had a pool, so I had to push Pepper out of the way from time to time for a peek...

    Also, what are the rules for fence facing direction....? Last I knew, if it was "your" fence, the panels had to face "outward", so the cross beams are facing your own plot. Otherwise it becomes "their" fence. :notsure:
