    I plan to live here for quite a while, so I wouldn't sell no matter the price. I'll sell if I have a reason to actually move somewhere else.

    I did buy this house without a realtor or agent of any kind. I don't think that's recommended but it was easy. I negotiated them down, got 2.99% interest, 30 year fixed, $0 down, no PMI, $4k of closing costs covered, and got them to throw in an extra appliance.

    Our mortgage including insurance, hoa fees, and property taxes [which are fucking ridiculous in san antonio] come out to be about 150 bucks more than what they wanna raise our rent to. Honestly, we bought well within our budget and are getting a great home in a nice neighborhood with some of the best rated schools in the city. Not too worried about home appreciation at the moment as we plan on staying there for some time.

    I forgot we were in investment thread anymore. We got pushed to grills and smokers :D :D

    We bought in Sep 2017, our house has gone up a decent amount in value and we've been pushing advanced payments to the principal. We went through an agent, we probably could have done without but oh well.

    Been tracking PMI, taxes, etc - outside of the lawn equipment stuff, so far we've spent less on PMI and interest than we would have on rent, significantly less. That was my metric - as long as our non-recouped costs (PMI, interest) are less than our projected rent, we're in the green! (Plus taxes, etc). All that good stuff. I didn't include lawn mower stuff like that because we'd buy a house eventually, so that cost will happen, eventually, just needed to rationalize buying a house when we did with PMI and still in the green.

    Yea it was new so it was much simpler. I wouldn't have even tried that with a used house.

    What's it like looking in SA for no HOA? We're looking to move to ATX or somewhere else around there, but I am very, very anti-HOA. Will probably (definitely) be moving into an apartment to start with and learn the areas more before we buy anything anywhere.

    Yes, it was a bit of a hassle for a plumber to play real estate agent, but the thousands it saved me made it well worth it.
    In Colorado, the same department that issues my license, issues the real estate licenses and publishes all the standard forms in fillable pdf's. DORA

    We are preliminarily looking at fridges and my wife asked why we cant get a smart fridge. I told her I would hate to have a fridge smarter than her! :rofl:

    Also I am cheap.

    Craigslist all day long on a fridge...
    Someone else had to get a smart fridge or a stainless, or black or something and will sell you their perfectly good one for $100.

    I agree, see no need. Inam sure if you look at them there is some functionality, but more shit that can go wrong. The only smart thing inwant is a smart thermostat. Those are actually legit and can help cut utilities by a decent amount.

    The only thing that would scare me about a used house is getting it inspected, and then negotiating by yourself after you find out what's wrong. With a new build, it's pretty easy to look at comps and know what you should pay.

    Check Facebook Marketplace. I frequently see folks putting up fridges for sale for next to nothing. Even some really nice stuff. Seller leaves fridge behind, buyer bringing their fridge they already own kinda things.

    I will look into that. Good advice. Sellers left behind a higher end practically new samsung washer/dryer and nice smoker grill. They left the state for a job. I was surprised they left that stuff and still took the fridge honestly.

    Amen to that. Looking at my next smoker there, I got my pressure washer off CL.

    Agreed. We have a HW thermostat for HVAC. I might look at maybe doing some light switches so we could have an easy-on light up the house sort of thing. We have a small house, makes sense. But not if we move.

    To each their own, our inspection told us a lot about the house and negotiation was easy.

    People don't want to spend 10 bucks to get rid of them, etc etc. People sell new stuff all the time (SEE: Tacoma TRD OR owners selling take offs all the time!). Facebook marketplace is my new thing. I search tacoma, jeep, etc every so often. One day my wife might come home and I've bought a Jeep because it was a good deal :p
