    anti-fuel saving mods
    I have a foam coozie that I put Paracord through and made a beer necklace. I use it for fishing and kayaking but it also works mowing. My mower has a cup holder but it shakes the can like crazy, not sure why they thought that would be a good design idea with a gas mower.

    Most use electric outdoor equipment for convenience and ethanol added fuels are hard on small engines. I only use ethanol free fuels in my eXmark and Stihl outdoor tools and now I'm looking to buy that EGO mower.

    Went to the house for an inspection today. The owner moved out of state. They laid down sod, but left the sprinkler system off. While waiting on the inspector to come, I watered the lawn as its looking a little brown. Come to find out, a couple of sprinklers are broken and just gush water. Guess that's why they turned them off.

    Most Rainbird are around $9 lat Lowe’s.

    make sure your pressure from the meter is <60 psi, or you will be repairing lines more than you want to. Once is too many times.

    Dont own it yet! They need to fix a few things though. A/C isn't functioning, there is some
    I wasn't too worried about the sprinklers. More so the AC, and wood rot. Pretty sure the VA loan wont loan the money with these issues. The sinks were leaking pretty bad, if they will repair them great, but dont think it should be too hard to fix.

    The ac not functioning could be a 15 dollar relay or a 5000 dollar compressor so like good luck.

    how long term? Five years is anyone’s guess but if we’re talking 20 30 years you can try to beat VTI but overall you’ll probably average similar with much more effort.

    One of my favorites is Broadcom (AVGO), you’ll get tech exposure, growth, and a big dividend of about 5% right now. It’s a very well run company with a safe dividend, can’t go wrong with it.

    Edit: You said 2, I’d say something like WMT or TGT would be solid. Maybe T or VZ also.

    I don’t know, they always say T is going to cut its dividend, but it has raised it every year for 35 years and counting.

    I know, doesn’t seem likely. I’m not too worried, not like I can sell it at this point. I’m sure if they did cut it wouldn’t be for long. Also discussing cashing some out in the next 12 months to put towards another rental property. So I’ll be trying to position for that possibility as well. But finding good long term holds while they are down seems like a good goal for this month

    Currently playing a little bit of paper silver in the market because premiums on physical silver are to high. I usually buy a little every month or two for the last 20 years, but as I said, the premiums on physical are to high.
    I like playing in the market, but there is something about stacking physical...
    1-10 oz. silver bar, 1-5 oz. silver Mexican Libertad coin and 4-gold British Sovereigns.
