Late to the party here but my wife and I went to a drive through Steak and Shake last week . Drive through only . The size of the building was way more than needed and a waste of space . Looks like it is time to go back to the style of the original McDonalds /A&W / Dairy Queen or other car hop fast food joints . With call in orders ,robot delivery to the car along with drive in movies etc. Everything old will be new again with a modern twist .

We have a couple Chick-fil-a's here with no dining room but a walk up window, outdoor seating, and three drive-thru lanes.

Checkers (Rally's) - also no interior, just drive-thru / walkup.

Haven't been near a Sonic lately but I imagine they'd also be doing a good business.

I have some of them, holding for now, waiting for 6-12 months from now to load up after all the incoming retail bankruptcies shake out.

I have thought for a while now that the size of McDonald's is massive compared to how many people you ever see actually inside them. But, there may be rules about number of seats per sqft of kitchen or something too.

ALSO, similar to all the mattress stores you see, it's a real estate investment. The restaurant space and condition is an asset. Mattress companies make most of their income on hotels and commercial sales, BUT buying and recouping a curbside location that sells 4-5 mattresses a day gives them a nice real estate investment/tax break too (their profits actually went into the business, even though the business then went up the same amount, so they're worth more, etc etc ect). Cumberland Farms is doing the same thing in New England, redoing all their stores for an investment.

They're also going to be sized relative to their peak customer loads - which may or may not coincide with when you visit. They also seem to have very specific store architectures - and can put them up quick. One near me they recently razed the entire (20 year old) building, then put up the new store practically overnight.

While not a frequent patron, they are consistent when travelling.

Thus McD's is also where I first saw their order kiosks - down in Naples FL three years ago when driving up the west coast having visited KW. Payback period on an automated kiosk gets a lot shorter when figured at $15/hr+benefits.

No Chick fil a's or Checkers here but we have a Sonics here and are busy . Last fall an old Fotomat style place opened up with fancy Coffee ( small trailer). I thought they would never make it here in a rural area . Well , every time I drive by there is a line of 2 or 3 cars. Low cost , small footprint , 1 person operation .

Not too many here in ATL, and they seem to be scattered pretty well.

A decent newcomer to the area is Cookout.

I don't eat fast food all that often, kind of an occasional guilty pleasure.

Dude. The best food comes with an element of sketch. The best diners are sketchy, etc etc. Hole in the wall is the way to go.

I think I'm dumping MITI tomorrow and putting all of it on DKNG (long term). I'll go back to MITI soon, as I think I have time to do so.
