    When we bought our new house, because of the slope of my property (and only a little because of the size) I told my wife I didn't want a riding mower.

    I'm now very much regretting saying that.

    Any ideas?
    I have a big patio door that's getting harder to open and close. There's some metal shavings in the track. Are there replacement trucks available perhaps? Made by Viceroy (the kit homes manufacturer) in 1983. Triple glazed 3x6 feet, weighs a lot.

    Removing the old shit assed poured concrete, sand filled, slate and spare rock deck patio thing that was sloped towards the house with zero drainage at my husband’s house.. brilliant prior owners. I love my tractor. And my truck.

    So how involved is getting proper draining along a foundation? I have a raised ranch and as such, the backyard is at first floor level while the garage is basement level. It seems like my foundation at the back of the garage is leaking somewhere after the heavy rains we got about a week ago. I had a huge puddle form overnight. Thankfully I've had no water in the finished side, knock on wood.
    I'm having someone come out to give us a free estimate. I'd like to just seal the entire garage honestly. I know the current side drainage needs to be redone as it spouts right out next to my garage doors which causes water to come in under the door sometimes.

    Also, we have staggered flower beds along the stairs up to the front door and along the opposite side of the driveway. Currently it's railroad ties but they are worse for wear and I'm trying to decide on either new ties or some kind of natural looking stone. Thoughts and opinions?

    I'm at work atm, I'll try to snag some tonight. The puddle was probably a 2-3ft radius, ~6ft in diameter near the back wall.

    Keepin’ a basement dry here is pure hell. Worse impermeable clay I have ever seen. Can’t shovel it out. Sticks to the shovel like peanut butter does to the roof of your mouth. I knew nothin’ of weepin’ tile before I moved here but sure got an education since then.

    On the side, its from the rain gutter, and pipes down through the closest flower bed and comes out right next to the garage door.

    On the backside, I doubt there's any drains to be heard of.

    The drain pipe you see in the way back flows free, my master shower for some reason always has a little water in the drain, assuming a p-trap of some sort.
