    This is true. My coworker had a beach house she sold in January. She wanted to sell it for a while she was talking about the luck of the timing.

    for me though I won’t own property to rent or lease. It’s a very good income stream but one I’m willing to pass up. And if I wanted a vacation house I’d just buy the house and live there year round. And yes I am sort of looking at that kind of thing :p

    We considered a beach place at one time - but ended up going with a small lake place. Sub-two hour drive vs six hour drive to the gulf coast means we enjoy it FAR more often than we would otherwise.

    No rental income of course - subdivision disallows rentals - but that's also a good thing as we know someone in another neighborhood with a rental party house three doors down... Gets a lot more rowdy there than at our place.

    I do that all the time. We go to St Martin with the inlaws from time to time. But, unless I went through living in France (for all intents and purposes) and finding a remote job etc etc etc.

    Then....we went to Austin in December between the holidays this past year o_O it was sunny and 70-75....For New Years.... We got home and it was like 17 degrees. NO.

    Plus the tacos. And it's domestic so like even my phone plan still works moving there :p

    See for me it's still just a lot of travel time. It's not bad, I get it, but I would just rather grab a beach front house (after living near a lake though and seeing the mess that is the red tape of owning a lake front house, ehhhhh I'm a maybe at best). AirBNB for the rare vacations instead :p

    Hoping to move to ATX soon. Heading down in August to experience the full heat for a few days to make sure we're still on board with it. Was thinking yesterday -- New England is great, but we get let's say mid October through mid March is just a mess, can't really do much outside, etc. That's due to cold and/or snow. BUT ATX doesn't get cold -- but can we survive the heat? For all intents and purposes, we still have the same "time out" of the year but for heat instead...so why is it worth it??? That said, I think we'll be able to handle the heat a lot better than we can handle the cold......

    This is why my ideal is 2 places...and why a winter home in Florida is so appealing. Set up residency in Florida, return to MA in april..LOOOOWWWW Taxes...Something in north florida so it's not absurdly hot and not as hurricaney...1500 Sq ft.. 2 bed 2 bath and maybe a pool. That and 1 GIG fiber internet and a bbq patio are all I need...

    Red tape seems to vary by location. Where we are, the house is on land we own. Zero red tape for that part. Land next to water (and water) is Corps of Engineers property and so there's a little red tape if we need to do something not already on our permit such as take down a dead tree. Even that was as simple as emailing photos to the ranger assigned to our area and he emailed his approval back the next day. Maintenance stuff like upkeep for our path or clearing underbrush or similar is already covered under the permit and we can just do them.

    Grew up in western NYS. Moved to GA a quarter century ago. Haven't looked back.

    I'm looking to keep one place. I mean, when we move we may try to keep the place in RI for a few years as a rental and the potential we want to move home. But a part of me is also thinking NOPE cut that cord. Geronimo!

    When my parents built their house on the water in ~1997 so even before a lot of the recent changes, to do a new foundation footprint they would have had to jack the house up off the foundation, rip out the foundation (underneath the house that's still on jack supports), do the new foundation, then put the house back down on the new foundation (including getting the house to be under its own weight on the walls, so even a new footprint it would need to find a way to settle!). And THEN they could tear down the structure. So they built upward instead of outward. Plus septic and well instead of town sewage (well is fine, but city sewage is the shit, no pun intended). etc etc. I'm sure it all varies by town and locale and whatnot, but after that mess they had to go through, at most I'll be lake front one day. Sure as s$&# not beach front if I could even afford it :p

    Sounds like a nightmare.

    Regs for our property are no different from anywhere else in the county. And with a county population of about 24,000, there's not much red tape. Only get a bit of tape when I walk from our property onto USACOE property - which we wouldn't have been able to build on anyway, no more than a pathway.

    Definitely gotta check into such matters when considering a place - whether on water or not.

    Way different...more creepy spy on your habits for shopping and retail cell phone tech...I have an order in for $2.80 if it dips and follows the pattern. At least it was over $3 not too long ago so it has some basic upside rather than an unknown rocket...

    Beautiful! I was watching it as a way to catch some of the boeing recovery. If BA slowly recovers to $300 over the next year or 2 and DFEN is 16% BA...that means that the 3x recovery is 50% of the BA recovery!
