    Pretty much. I was in and out around $.024. I'll jump back in at some point, but I'm very cautious around the pennies. They're to easy to get stuck in.

    We went from southern Wisconsin to the south . Wisconsin laws were super restrictive on anything to do with water front property besides being over $1500 a foot for lake front property where we were . Any land for that matter has many restrictions . Here in the south . we live right on a lake and do pretty much what we want when we want in within reason/ common sense . No good jobs around here because no industry ,so unless working from home one needs to be retired or with income but it is inexpensive living . It is truly amazing how different it is from one part of the county to another . The yearly property taxes I paid in Wi .nearly cover all the living expenses I have here in Ar. I will never go back , except for visiting
    Lovin it .

    I have actually felt that I am one , but I bought from someone who made money on our house in 2009 and have since spent a lot of money in the local community , and donated also. There are a lot of locals that have history from the great depression around here . I have talked with several and the stories are heartbreaking . Like I said , there is a great difference between different parts of the country.

    Huntsville is different, as it's almost rare to find someone that really is from here. The builder of my home was, but my realtor was from the NE and I'm from Oregon. Most of my neighbors are Mil/Gov, so whir transplants as well.

    Great place to live though. :thumbsup:

    Yeah, a bit jealous. That's my style, but I'll be honest after having been in/near Providence for almost 4 years now, being close to a city but not within it can be nice. Like if I want to go out to dinner it's not Joe's Pizza or Bob's Kabobs, there's variety and good variety. Plus entertainment, etc etc. I am starting to kind of be better with some semblance of city life. Couldn't do a city like NYC or Boston though, there's just zero woods, I at least have a little section I found down here where I can take the dog off leash. It's not big by any means but it's big enough/secluded enough, and 10 minutes from home. I'm a little worried ATX is too big for that, for sure being downtown is too much city I know that, but haven't had a chance to explore the rest of it much yet. But, so far it's been really nice what we did see. Also, the barbecue. My god. Even the vegan food options....and the tacos.....

    I figure if we don't do it now/soon, we'll always find an excuse not to. And then 10, 15 years from now we'll have a paid off house in New England and regret not trying to be somewhere warm, moving, etc. Definitely will be renting when we go down, not buying again straight away.

    There are different parts of Ar . Most of them I would never even think of wanting to live , but then again , I would never want to live in a big city.in any state of this country . I like to visit big cities but like to go home afterwards . Too each his own .

    We purchased a fixer upper in South Lake Tahoe about 4 years ago. We never really intended to rent out. It’s 90% complete and we love to visit as it’s about 3 hours from home. Vacation rental restrictions and city fees have dramatically increased in that amount of time. I can sympathize with residents as I wouldn’t like a vacation rental next to me.
