    Own (well bank owns). My gutters drain towards the sides of the house. The exception being the front right that is piped through the bed and out right below it on the corner of the house near the garage door (which is a different puddle issue...).

    That’s how ours were. I put in some of those underground pop up drains for all the down spouts. They all drain about 8’ from the house. Between that, some crack repair in the crawlspace, and raising the house side of the beds, we no longer have any issues. Ours weren’t very bad, just damp on the ground in the crawlspace, but I’d rather be overly proactive.

    Hope you’re able to locate the source of your issues. There’s a lot of causes and solutions out there.

    The big thing is get the water away from beside the house makin’ sure it’s got somewhere to go. One long side of my house took 22yds. of 3/4 clean limestone to backfill over the new weeping tile. Now when it rains I can hear water flowing into the catch basin about 4-7min. later, then into the city storm water system. We have separate storm & sanitary sewer systems here so the likelihood of backup is minimal.

    Lot of trees by us so my only concern with that is the pipes clogging somewhere underground. Need to get screens over the gutters.

    You should be able to rent a machine or hire someone to scope your drain system. As long as you know where an access point is.

    The City used to go good for clearing your drains here as the stupid developer decided to plant poplar trees on top of every sewer & water line. The poplars are gone now (another story :frusty:) & so are the free sewer services. Pine trees render screens useless so there’s that. I clean mine regularly with a compressed air gismo I rigged up when I got done climbin’ ladders. Good luck in your quest for a dry downstairs.

    Honestly, I want to dig out all the beds out front, and all the mulch beds. Replace sides with rock and then do a larger patio off the back. Then redo all of the rest proper. They made mulch beds too deep and we had to deal with termite problem because of it. Also a bunch of ants need dealt with. and grub worms so our burrowing friend leaves and never comes back.
    Sometimes owning a home sucks.

    I want to redo the flower beds out front, 1 because they wood is getting bad, 2 I need to redo drainage piping, 3 they probably didn't do anything to prevent issues like the current one.

    That’s fair. If you want and are willing to do the work, it’s the most thorough way. We just had landscaping curbs put in, which I think was perfect for us. No digging down and helps hide the extra dirt we did to address the neg drainage.

    What fucking delinquent would design a heavy duty tv mount that's exactly 16" wide? I mean, heaven forbid there might be a super rare case where your wall studs don't perfectly line up with how the room is arranged. :angrygirl:

    I've been eyeballing mounts for a while. I use a 37" tv for a computer monitor and the base takes up a good portion of real estate, and I tend to use the computer reclined so mounting it with a tilting wall mount would be ideal.

    dig around the whole house down to the footings , dampproof foundation and apply dimpled membrane , drain tile at footing and washed drain rock wrapped in heavy filter fabric , backfill with free draining soils
