    Nice man! Will see how it goes with loans. The land isn't the cheapest.

    I'd do that but this area has HOA requirements.

    That and that scenario end one of two ways:

    1) you just never end up building a house and wife divorces you because all you do anyways is buy toys and play in the shop. Haha

    2) it takes 20 years to be able to get to the point where you actually build the house.

    Devin won't go for that plan. Though I would haha

    My realtor is amazed at the situation right now. Has had two houses purchased sight unseen twice in the last month which never happens. Why we are just going to build.

    Same thing is happening here. Houses that aren’t falling apart are staying on the market for less than 4 days. Our realtor is saying the availability is about half what it normally is. It’s a military town and while they are letting certain positions like mine move there, they aren’t releasing anybody from the base I’m going to.

    Meanwhile the market here in Vegas is awesome right now for buyers. House prices have dropped enough to be affordable just as we are leaving haha

    I'm not even allowed to go down there to look because of our restricted travel, so the wife and her parents are going down there for a few days to hopefully find a house we can put an offer on. So I get to take the biggest loan I've ever applied for on a house sight unseen. If we don't end up finding a house there aren't any rental properties either. And on base housing is a 45 day wait, so we might be homeless for a month... Lol

    That's another thing I cannot wait for. Practically no HOAs where we're going compared to Vegas. No more getting in trouble for having trash cans out the day after trash pickup.

    Thats our plan with the shop. Build something in the 40x60ish range with a like 30x20 attached little apartment. But we will see once we can really look at the land and see what will actually fit

    We got lucky up here in cda. Got 1/3 of an acre in town zoned for a shop. Good news is we had a pre appraisal done which is basically just the lot and square feet and not the finishes and our house already had 70k in equity from when we bought it and had it built. We move in June 18. Our interest rate was 2.7% on the loan which is crazy low. After talking with our lender about the shop he said to do a home improvement loan which is like 3% and you can set the terms to whatever you want, said he would do 30 years so it’s like 100 bucks a month. Then just pay extra if he could. So shop might be going in sooner than I thought.

    I read the ccr until my eyes bled before we bought bc I didn’t want to deal with no bullshit rules but I also want a nice place and nice places near by. Basically you just can’t have cars on jack stands in the front yard.

    But yeah that's crazy..

    The HOA is not a big deal. There are restrictions but not super resctricting. Mostly like how many horses you can have, can't ruin your property with animals, min 1500sq ft living space, can't build within 50' of the property line. Not much else in there that is bad. Plus there is like 12 lots there for now, and have been for sale for 20 years and no one has moved there. Im not that worried. Its the right amount of rules to maintain property value but not enough to piss people off.

    Only Gray area is the water, they have a water system up there but its not plumbed to the lots "yet" until "more people are there". And we want some bees and no mention of that.

    I'd like to but we aren't doing a custom home, just a modular. Depending on which one we get I'll end up doing something like that. Or I'll do a separate building. 30x40 is my minimum for a shop, prefer 40x50.


    oh god haha my HOA stuff is so chill compared to that stuff haha

    why such a big living space?

    I was thinking that too lol. Especially when you factor in a bathroom, small space for a kitchen, and closet. We want somewhere friends and family can come stay and not have to be in the same house as us all the time. Much as i enjoy friends and family...i also enjoy my peace and quiet in the mornings

    The main house is three stories lol. Unfinished basement, main level, and two bedrooms upstairs. I grew up with stairs and didnt mind them but it has been nice being one story! (as the current house is)

    We havent decided for sure but most likely all ground level. Something the grandparents could use and not have to worry about stairs. But the new property is a bit hilly so could do a loft type and have the loft have its own, stairless entry. But i would much rather do all one level and be able to do a loft area for more garage space

    I've been trying to push the idea that you should always have a bedroom on the main floor incase of injury or old age. Devin loves houses with all the bed rooms upstairs.

    But overall I don't mind multiple floors. Basements are so awesome to have, stay cool in the summer, warm in the winter. Upstairs is nice too but hot in the summer.

    If they brought the Raptor version over and gave it a quality interior it would be awfully tempting. But I know that won't happen since it would probably only hurt F-150 Raptor sales. If you're looking for a base model truck like all mid-sizes used to be back in the 90's and early 2000's you'd probably be pretty happy.
