    Walnut trees are one of the most valuable trees around...Only way they really work as a yard tree is if you get a nut picker upper but still adds a bunch of work. Definitely a tree I'd avoid for in the yard.

    When we were buying our house, especially the first year, we kept getting shown shit that was show for backups and yadda yadda. We would offer more on the house and still get outbid. I'd really R E A L L Y recommend buying in the winter. Get great deals that way. A few less houses to look at, but they're usually desperate to sell, so they'll take lower offers. No having to deal with outbidding people. Looking at houses in 20 degree weather sucks but very worth it.

    I'm a forester. Primary responsibilities are timber appraisal, regeneration, inventory, etc. Also do prescribed burns and wildland firefighting.
