    The only thing COVID did to the housing market in Tucson was take the casual buyers out of the equation. Decent houses are selling like hotcakes out here without the distractions of casual buyers. If someone is looking at a house, they are a serious buyer. Many people are moving from Seattle, the SF and LA Bay Areas, NY and other large metro places and working remotely so they can get a lot more bang or their buck out here. This place is going to go to hell in a hand basket soon and get the Bay Area mentality mixed in with the snow birds...

    That said, I need more income to throw at a couple of my investments to average down a little. Even the few that are red were bought somewhere around the bottom 1/3rd of the 52-week range, which makes me happy.

    go check out all the atx long term resident complaints. So Cal did that to Austin a while ago and has been since. We’re actually looking to make the move to atx (and have considered Tucson....) from Rhode island.

    I recommend getting in while you can Roadies are better than Californians. I can say that, I'm originally from CA and visited RI 35 years ago. :D:p

    We are upgrading nicely with a minor bump in mortgage because we also got locked in on a 2.75% interest rate. Of course, we are also walking away with a nice down payment from the sale of this house.

    Hah! Yeah unfortunately it looks like we’ll be here for about another two years before we can move. I refuse to move to the desert without visiting in late July, august, or early September. We went over the holiday stretch in December and loved it but if the heat is unbearable for 3 to 4 months what’s the difference between that and it being cold? I have a feeling we’ll be able to handle the heat better than the cold in that similar situation though. So, since we can’t move before next summer anyway, since visiting this year is hairy for obvious reasons. Then after next summer we could potentially list the house but realistically there’s a few deadlines that happen September 2021 (mortgage forgiveness because of where and when we bought, 5k forgiven) and then January 22 (two year commitment with company after they paid tuition). So if we’re already there for summer 21 makes sense to just wait it out a few months. Besides now that the south is really on my mind and possible, it gives me a year of winter and misery to reinforce that we need to move or make me rethink it.

    sorry for the long story but this has all really just been in my head until now and writing it out helped align some ducks.



    STONKS once nrgu hits 10 I’m leaving the profits in to pay for a vacation and taking the principal out. At that point, I’m playing with earned free money so whatever. And I finally learned how to add/change account nicknames in TD ameritrade so that will make things a heck of a lot easier!

    Do you still own NRZ? They just doubled their dividend (still nowhere near the old one before the virus though).

    You're not really looking long-term at VXX are you? It's an up and then a long down over and over you lose so much more on that long down than you stand to make on that quick up. Are you hoping to catch a spike? Maybe protect downside with loooong puts?
    Next market holiday is July 3. Then we get ready for the 2 week spike after that. Interesting statistic even though the number of cases are up and the hospitalizations are up the number of deaths continue to trend downward and continue to depress the actual death rate of COVID-19.

    Nice. I had 10 $35 calls. In at 2.96 out at 3.46. 16.8% profit in 10 days never sucks. Oh, and don't read the quote below. You won't sleep well. lol


    I got mostly out today. I had a bad feeling that actually looks like it was correct. We'll see what hell breaks loose tomorrow. Crude is getting killed right now so keeping NRGU might not have been a good idea. Oh well, I've won a whole lot more then I lost the past 3 months.

    I'd be shocked if there wasn't a 2% or greater drop tomorrow. Time will tell.

    EDIT: Maybe not. The Nikkei and Hang Seng have also made up a lot of ground already.

    The share price was cut in half, I’d expect the dividend to be cut. However, getting in now may not be a bad investment. Even if the dividend is cut in half, the new yield would be excellent. I am done with mortgage REITs though after this.

    For a long term hold they are a good choice. Lots of REITs have cut div's lately though. I got some MFA last month after they suspended their dividend for a long term hold. I'm writing monthly covered calls on them currently. I'll make more writing the covered calls then I would with their div. If they reinstate it in the next year it's just icing on the cake.

    The more I watch markets and learn, the more I think news has nothing to do with market moves. The Elliott Wave analyst Avi Gilburt makes more and more sense when the trade deal being cancelled had no affect on futures.

    Exit: Apparently the trade deal wasn’t cancelled, but I stand by news not moving markets.

    Actually was in this situation back in 2009. Flew from Singapore to San Francisco, but the flight had a layover in China. We had to deplane, everyone had their temperature taken at the end of the jetway. Temperatures were taken again on the way back on. Nobody could/would explain to me what would happen if the temperatures were too high. I'm not sure if it was a legit language barrier issue or along the lines of an "I don't want to talk with you so I'll feign ignorance" issue. I didn't pick my flights, that was all done through work

    I also regularly fly out of a rinky dink airport (BLI), though it's a larger one. TSA is the same but the lines are non-existent.

    I'm not sure about the future of business flight. Yes, it's possible to to much of that over Zoom, but I think that schmoozing is too ingrained and it's difficult to ply someone with food, booze, etc over a computer.

    Along that vein, what are your thoughts on the future of trade shows and conventions? I haven't really seen an online equivalent. There is a lot that can be showcased online, but there are many industries (SEMA, for example) where it's difficult to replace actually putting your hands on the product.

    Tuscon and Austin are very similar. They both have that "small" town feel even though they are fairly large cities. Tuscon's cool because you can be up to Mt Lemon in 30 minutes. Austin's cool because 5th Street and SXSW. Personally, I'd take Tuscon any day.
