    My property is in PA, so managing it myself is not an option. I have a property management company handling everything. They listed my rental, did background checks, and they handle all payments and maintenance. They charge me $100 a month, so $1200 for the year to have them deal with everything. There was also an initial fee of 1 months rent for the real estate agent to find my initial renter who has been there for 4 years so not too bad.

    I second Marty's recommendation.

    However, to learn what it takes to manage your own property, I highly recommend reading Landlording by Leigh Robinson. Then hire a manager when you realize how much time managing your own property will take you away from Warfab.

    Might have gotten my comment mixed with Jason's haha. For me our IT is basically glorified help desk as what you listed with some networking stuff mixed in. Security level definitely makes it harder to hire. You get people with the clearance but are intel guys, feel like I'd be wasting their talents. But getting a clearance on the civilian side takes over a year right now

    lol interesting reading other responses. So I handle it myself and get maybe 3-4 emails a year from Tenants. Paying is easy- Venmo (Have to transfer to Bank- never takes more than a day to show up after first go round) or Zelle (Direct to Bank). There are tons of Background checks out there, but someone with a "good" one might be terrible and someone with a "bad" one might be your best tenant ever. I have friends who just go with their gut (but they fill out paperwork like they are getting background checked). I can't find last one I used but Tenants had to enter their info into website they got by email, they pay I think $30 and it gives me their Criminal & Credit report.

    They are right, if your not greedy like me get a mgmt company (Most are also Real Estate agents) and for their fee it's completely hands off.

    Edit: Oh and don't forget to get Insurance for renting it out, that way if you get the bad one and they blow it up, hopefully you will get something back.

    fair enough, I imagine with good tenants it is more manageable. An X owned a duplex and the management company was around $150/mo

    Hey guys, my CV boot decide to rip after i moved to denver. I have new CVJ axles and all the tools but lack space to change them. Anyone willing to do a mod day here soon? I am happy to help you with your mods, buy you more beers than you can drink, or whatever. If i cant find a space then I'll just go change them on trail somewhere ha

    Hopefully, this will be the last time i have to change them for awhile.
