    We considered a move there last year( and still not off the table), even getting close to $1M for our house here it would be a real rough transition to that market.

    We are trying to figure out where we want to buy land out there. Colorado is overrun by transplants which is why we moved out of Colorado to Montana. Couldn’t afford Bozeman either so we headed East and ended up here.

    Boulder is really where I think we could end up. My firm has an office in Denver. But I’m full time WFH so it’s be hard to trade that.

    luckily our equity keeps climbing. Currently sitting around $100k

    We have been talking about pulling $30k and using as a downpayment for a vacation condo at the beach. It would pay for itself from rental income. Then once I have 40% equity in that keep buying more with equity from other units.

    90% of all millionaires got their wealth from real estate. Getting the money to get started is always the biggest hurdle and barrier to entry.

    Property isn’t terribly priced, it’s the insurance that gets you. We just had a family member buy a place at Topsail Island, a couple blocks off the beach. Her homeowners and flood insurance are comparable to a monthly mortgage payment.

    It's not usually the homeowner's insurance that gets you. The flood and the separate wind and hail coverage that you have to get is the kicker.

    I like the Concord area, but hate the traffic around everything. I'm down in the Wesley Chapel/Weddington area, and I've about had enough of it. Want more land and less people around.
