    Typically, the homeowners itself is the same as it would be here, it just doesn't cover wind and hail. They have you go through a different company (North Carolina Joint Underwriters Association) to provide the coverage for the wind and hail, and usually FEMA or another company for the flood coverage. Didn't mean to jack the thread, just sharing my ever so delightful career path lol

    I was raised down here. And as a kid that moved 6-8 times by 5th grade (dad was 10 years active duty AF), it's the only place that's felt like home. It was so quiet in the mid-late 90's, and then boomed right before and all through the recession back in 2008

    Not sure that flood insurance or whatever would apply to a condo, since that would be covered under the HOA.

    It depends on the bylaws of the HOA. Also, Flood insurance is required by the lender to "protect" their loan.

    I grew up in Mt Pleasant, it’s a very small town on the east side of Cabarrus county, right next to concord. My house address is technically concord, but I am 3 miles from Mt Pleasant. Our area has grown, but it is nothing compared to north west Cabarrus area, concord mills, or Harrisburg areas. Fortunately still has the “small town vibe”.

    I’m a local yokel myself, grew up in Mt. Pleasant.
    Small world, I grew up in Mt. Pleasant too. We lived off Cline School Rd., same deal with the Concord address but it was really Mt. Pleasant. We were so far out you couldn’t get cable growing up. If you wanted more than a handful of channels you had to get one of those massive satellite dishes for your yard.

    Not a bad choice, I call it the poor side of the lake compared to Huntersville and Cornelius :D not really poor and growing like crazy, old Hwy 16 a bottleneck at times but plans to widen some places.

    Denver is the more realistically priced side of the lake, I work with a few people that live there. Mooresville, Huntersville, and Cornelius definitely have the “lake effect” inflated housing prices. I work in Terrell, talk about a small town on lake Norman, one stop light :popcorn:

    Been through there many times, hated to hear they tore down the historic Terrell Country Store for a development, always fun to go upstairs to see what antique tools they had. I read they took it apart to relocate it someday, hope so.

    I’m in Catawba, right up Sherrill’s ford rd. When they were taking down the store it looked like they were doing it piece by piece rather than just demolishing it. I’m hoping to see it pop back up somewhere else.

    @jerretxx where do you work in Terrell? Not a whole lot this way.

    that’s why we want to move to Denver. We actually were under contract with a brand new house in Sherrills Ford but it fell through.

    I grew up in Conover and my SO grew up in Maiden.
