    Man it's such a night and day difference for housing in Worland vs the Seattle area. Buying our house was simple, we were the only offer, offered a bit less than asking, felt like both parties made out well. All without feeling a rush for time or anything.

    Selling our home in the Seattle area...listed Thursday night, completely booked showing wise for three days (like 45 showings?), Tons of offers, then updated offers, offering way over asking and waiving inspections, lowering agent fees, all sorts of stuff. Meeting with our agent to go over a few things and picking the offer to go with tonight. Crazy to have our house sold in three days....let alone it could have been one of we just went with day 1 offers.

    Makes me feel bad for people trying to buy in this market.

    Northern Idaho housing market is stupid lol. We just moved into the house we had built and in the 6 months of it being built it had gained 70k in equity not including our down payment lol.

    It’s our first house and it’s cheaper per sqft to build. You get nicer finishes and all brand new how you
    Want it for less. But it’s 6-9 month wait.

    used homes are beat up and like 240 a sqft and new is around 170 a sqft.

    we were lucky enough to get 1/3 of an acre in town and zoned for a shop.

    Land is so expensive here that its really not that much cheaper to build at all.

    And after I bought land I likely won't have enough for a construction loan down payment so be a 3-5 year project really.

    Thats how it is here. You can buy the land but its expensive. Then trying to get a construction loan with them wanting 20% down is hard for a lot of people. Honestly most of our offers we got are between 5-10% down and thats it.

    It sucks cause i had treating it like a business so to speak but kind of have to.

    Hello I am from MN and going to heading to the big horn mts at the end of the month. I am wondering if anyone has some intel on the area or some suggestions. My girlfriend and I do a lot of camping and it looks like out there it is free game if you find a spot off a road. But can anyone tell me good roads and some light trails to take while we are out there and any hikes as well. Or if you're willing to give up some really nice camp spots

    "Dispersed Camping" is quite popular in the Bighorns, maybe a little too popular. It can be hard to find a spot sometimes. You are limited to 14 days in one location, and most locals leave their camper trailers up there. They just go up on weekends. The 14 day limit is enforced, but still commonly abused. It's not a huge problem, just be prepared to spend more time than you would probably expect to find a spot.     As far as a good spot to go, well pretty much anywhere. I've lived here almost 30 years and I still find neat new areas up there. Pick up some good topographic maps and start exploring.     Thanks a lot. As i have been looking over google earth I can tell that dispersed camping is popular I can find a camper or RV off every road. We have some good maps online and paper and just got the MVUM for the area. Would you suggest the northern half or southern half? Everything looks good out there. Also how rough are some of the roads? From what I see there isn't a class for most of them just what you can drive down them. I have a 2.75 lift on 32s but going alone with no winch. Just dont want to get into trouble.

    I live in Dayton so I spend most of my time in the Northern half. From what I have seen of the Southern half, it's pretty much the same as the north.

    Roads vary in difficulty quite a bit, but you could get down 99% of them with a stock Tacoma. Just take common sense with you, and you will be fine.

    There's only two trails in the big horns that might make you turn around. And even then you'd make it if your confident enough. So I wouldn't worry. I spent most my youth kicking around there in a stock Chevy and stock Toyota truck. Long as it doesn't get super muddy you'll have a blast.

    I've spent most my time in the central part I'd say just north of the wilderness area. It's beautiful around there and so is the south west side of the wilderness area.

    They are still my favorite mountains in the world to camp in. Just lots of good access, high elevation, and great mix of trees and open Meadows.

    Cool hike is copemans tomb. Super easy but worth it to get to the cliff side looking out into the basin. Some nice camping up there too.

    Awesome I just found that hike on Sunday and it looked really cool. Weather is looking good so far so hopefully it will be a beautiful week out there. Last year in Canada we got rained on almost every day so even if it does I dont mind getting a little muddy.

    The big horns tend to be drier than most places. Even hot. But big powerful storms can come out if no where like any other mountains.

    So, if you find land you really like, it seems to me that you should buy it and then save up for the loan. I know that seems like a pain and "far in the future," but the reality is that you love it there and so finding the right location is a big piece of the puzzle. It's just a matter of time then before you have enough to build, and makes it so you don't have to do both/have enough for both at the same time down the road.

    Assuming the lady is cool staying there long term of course...

    Have you considered homelessness? It's my go-to plan every time I consider quitting my job, so pretty much daily. I've gotten pretty elaborate with it. The closing of various services like YMCA and my alma mater have made the daily shower a rough one to find though
