    They hit. Got my GNUS cost down to $3.41 and NBEV down to $2.41.
    I love throwing more cash on the fire. It keeps you warm for a few months minutes.

    Or maybe you can explain it to me. Do they just pay the dividends of the companies they hold? I see they had a very small dividend cut, is that from the stocks they have cutting or their own financial situation? Or maybe just removing a higher div stock that cut and reopening with a lower yielding stock. Just curious how it operates

    it's a pink.. no weekend fun. I was reading more about the outift, and the investors, the drill results. But mostly, the strength it showed today, made me take the bigger chance. Silver spot holding extremely well, and GOld over 1900 today. Next week could catch some peeps by surprise.. like a quick jump to 2k gold, 26 Silver.. then reversal. Either way, I'll have my finger on the trigger.

    It’s an objective method, which I like. They make a list of the 75 highest yielding stocks in the S&P 500, then pick the 50 least volatile stocks from that list. The fund is those 50 stocks. The dividend reduction is probably from the companies cutting. I’ve noticed historically, SPHD hasn’t cut much, just small reductions at times.

    I think it depends on your payment and terms. I’m at 4.25% but the problem is we’re looking at selling soon. So the cost to refi won’t be recouped by the time we sell. Of course, if I had followed through the refi back in like April then maybe it would be cost beneficial. We’ll see I might spend some time looking at it in august now that we seem to be leveling out a bit.

    Curious. You do the dividend hunting, do you buy sphd or do you look at what they’re doing and mirror it? IE You just buy Sphd or do you see them drop, for example, HTZ and then reflect that in your own portfolio?

    Wow. Where are you getting 2.25%?
    I closed on the new house on 4/20 @ 3.25% and thought I was doing real good.
    Now that I've sold the old house, I was going to recast but if rates are that low, I'd refi.

    Rates have continued to go lower, simple as that. You got a historically great rate in April. They’ve gotten better though.

    They are "back up" right now...in the low to mid 3's depending on 30/20/15yr fixed. They were in the mid 2's a few months ago and you could lock in here but it was a 45+ day until your application would be reviewed/accepted...

    I thought I read Wednesday or Friday they hit a new low. Either way, they’ve been low and still are. Will they go lower? I hope not, but possible

    I just locked it in. I bought the house in December at 2.99% with a VA loan. I did a VA refinance with an IRRRL to get the 2.25%. My credit score is around 800 so that helped get the lowest rate they had available.

    Yep. Thursday after close has AAPL and GOOGL reporting. I hope things are firing on all cylinders when that happens. XOM and CVX reporting Friday morning shouldn't hurt to much. Everyone knows that all oil companies had the worse quarter ever. Guidance could be a problem though.

    Best part for me is I'll be in the backcountry from Monday morning until Thursday eve. I won't have a clue what my positions are doing. I thought about closing everything out but where's the surprise in that? lol
