    hah, I haven't actually started looking at them, but they're at about 0.30 now and hovered around 0.70 for a while before the 'rona

    Yeah, it's boring but smart :( might end up keeping a decent amount in T for long term stuff. Most of my boring stuff is in ETFs, VTI holds T it's about 20th on the list of holdings.

    NRGU earnings..... :rofl::rofl: that's a funny one.

    Might take a while but I still have faith that we'll get there. I'm still planning to dump principal at 10 (might earlier, 8 or 9) and let the profits ride for a while longer.

    I cashed out some of my 401k under the CARES Act to do it. You could probably do that too.

    I don’t need the incoming lectures on retirement accounts as I am working because I want to at this point, I’ve done things a little differently. I bought more dividend stocks and less shiny things for the last several years :D

    I always get the canned answer about how this was a bad idea. When I ask the person why, they don't really know. I agree with you, giving financial advice to an individual is impossible unless you've spent hours with them getting the whole picture.

    I didn't know that. I am refinancing my house with a small cash out to do a few upgrades. New roof, HVAC, master bath etc.
    I could have possibly used some of my 401K. I doubt I would have though. I got 2.5% fixed and my 401K YTD is running about 10%.
    The loan did shave 2 years and about $100/month of my current loan even with the cash out.
    It's good to know that about the Cares Act though. Thanks.

    Do you have a VA loan? I am in the process of an IRRRL refinance with my VA loan, I got 2.25%. If you're doing what I'm doing, try to get them down or tell them you'll find another lender. There are plenty out there doing lower rates right now.

    Edit: I might as well add, I used my current lender, PennyMac, and got this rate last week.

    I always ask why... but that's because I am curious and it is followed up with other questions to see if something like that would be beneficial for me in certain circumstances. But I am also not allowed to take anything out or borrow against it because we are planning to retire at 55 and I don't have much time to catch up... and I don't have company matching or anything... Hopefully I can get back to my former employer, make a bunch of money and retire on their dividends! :D

    I have 100% company match, and it's vested, so I look at it as acceptable in that I doubled my money. If I was close to retirement, I'd be maxing it out I think. Retiring at 55 is awesome if you're able to do it!

    Yes I have a VA Loan. We're probably too far along now in the process. Appraisal done and it been in underwriting for almost 3 weeks.
    I won't complain at 2.5% fixed. Even with 30K cash out, the monthly savings plus 2 years less at the end. I'll still be over 50K
    better off with this loan over what I have now. Add the 30K in hand and that'll equal over 80K!
    I tried 4-5 different lenders 750+ Credit score <70% LTV. The closest anyone else could get was 2.875%. But that was about 5 weeks back.

    It's barely different so I'd take the 2.5% any day. Not worth the hassle. I am going to watch rates and if I see 1.5% in the next year or so, I'll be making some calls again.

    Are refi rates the same as mortgages? We are supposed to close on our house this week at 2.75% (VA)... I am not complaining, but it would be nice to get lower down the road if possible.

    It's a small company with 4 people. I know how lucky I am, especially with the COVID stuff and not having to worry about anything.

    Google VA IRRRL (interest rate reduction refinance loan). I just got my mortgage in Dec. 2019, and refinanced already. You have to wait 6 months I believe, but it's worth looking into. There's no income verification, job verification, housing, etc. with these, it's just a few forms.

    For me it's the lost gains - and that most people don't pay back the loans including the interest and gains, they take out 30k and put back 30k. Or less.

    Hmm. I'm with them too. I wonder if I could refi for cheap without doing much. I'll actually have to sign in and check that out with them later today or this week. If we refi we might be able to drop PMI too, so I could use that as leverage and tell them if they don't play ball I can go to anyone else and drop PMI :D

    I believe under the cares act, there was no penalty for withdrawal, and you can spread the taxes over 3 years or pay back the amount withdrawn. Not sure, but something like that

    You will get 10+ letters from just about every lender in existence, so you'll get a nice reminder at about exactly the 6 month mark. That's how I found out about it at least. Then I just called my current lender and they did it (much easier than a new lender).
