    This dude was in an old Ranger he claims has 6” lift. Said he went back again and dropped in the first creek crossing and took out a rear brake line. Got hauled out that time.

    Crazy night last night. We have been talking about selling the house / downsizing once the kid is through school, senior in HS this year. My wife had our realtor friend come over to do a market analysis / get ideas for improvement to the house for once we are ready to sell. got some good ideas / recommendations, etc. Realtor left and called about 10 mins later, said hey, I have someone that is looking for what you have, mind if we come over and take a look? Sure, we bailed, they came and went, stayed for almost 30 mins. Realtor called us and said they want your house and offered a really decent offer. this is crazy, our house is not even listed, all word of mouth stuff. So, we are contemplating, likely going to make a deal. Move into an apartment for an undetermined amount of time and hunt for something cool and nice over by the lake hopefully with a dock. I believe in destiny and timing. Would be great to sell a house without going through the listing and showing process, that is a major PITA. There is some value in that for sure. Also, who knows what may happen to the housing market after November. Hopefully, for me, the market takes a shit and we can slip into something nice at a discount. :notsure:

    Thats awesome Jim. Can't predict it, but I'm very torn on which way I see the market going. One the one hand, the economy overall is sliding, and it's going to get much worse before it gets better. On the other hand, due to some manufacturing shut downs, material costs are insane right now. My pops just bought a truck load of OSB for $23 dollars a sheet, usually $6-7 a sheet. So new house prices have to go up, which will drag the price of existing homes up with it. So I don't know what to think. I know we are going to list our house in week or two, just got pre-approved yesterday. Going to look at some houses on Lake Wylie next week.

    Just keep your fingers crossed that they don't do a market adjustment on the rates. It's a huge sellers market right now, I have a feeling that late November there will be an adjustment.


    If that happens it may bring prices down but the rates won't really save you anything. Congrats on the ghost listing, that is really the best way to sell. No worries about showings etc.

    When I sold my last house in Cary, NC, we had 70 showings and 25 offers the first weekend we listed. Ended up taking $25k over asking.

    My biggest problem with the houses we have seen so far on the lake is that they are all too big. If you are trying to downsize you may have a hard time finding one smaller than 3500-4000 sq ft. I'm sure they are out there, just seem to be few and far between.
