    that's awesome. I wish I could convince my other half to sell now and rent until we can find the perfect place or build something.

    also, just be careful of the realtor being a double agent for both the seller and the buyer. in theory their priority needs to be the seller. It's like having a lawyer represent both sides of a legal case. Just remember, at the end of the day the realtors job is to make as much commission as they can.

    When we bought our house, only I went to view it right after work the day after it was listed. Krystal was on night shift, so i facetimed her while I walked around, and we made a full price + we pay closing offer that night...the sellers told us they had over 100 showings lined up for that coming weekend. I think they sold it too cheap, but that worked in our benefit.

    I had that situation when we bought the house in Asheville, I didn't like it so we just went and got out own agent.

    We were about to list the house in Asheville, but now I am kinda considering listing the house here, storing our stuff, living in Asheville and just taking out time finding a new place in Charlotte.

    We talked the other night, about possibly moving out that way. Just sucks with timing since I JUST started a new job and she is on maternity leave. We had contemplated it back before we bought our current house. One of her BFF's is married to a high end custom home builder in Asheville, so if you ever want a multi-million dollar property out that way, just holler and I'll get you contact info hah

    I would ask her for a reduction on the sellers commission to ~4%. She isn't having to split the commission with another agent, so again it's just more money in her pocket at the end of the day.

    on it... that is one of the many comments / questions we have asked that need clarified. She did reduce hers on the last one we did with her, since we sold with her, then bought with her. I am honestly hoping it is 3%, since there is no other agent involved, and she didnt even have to list the house / incur expenses to do so. BUT, she brought the seller to the table, and there is value in that. This is not our first rodeo.....

    Good to know, I might need to some insight when we list our house...we've only bought before, never sold. I imagine trying to sell and buy all at once must be a complete headache...buying our house was stressful enough and we didn't have kids then. My BP is up just thinking about it.

    Glad to offer any advice I can. This would be #4 that we have sold (2 in FL, 2nd one here in CLT) All have produced healthy returns on investment. the 2 in FL were especially good. The focus for us, has been to make our home stand out from the rest out there that are on the market, via sensible updates and maintenance. Most buyers want move in ready, we try to provide that.

    Yeah ours is completely move in ready, which is nice...plus land. Just sucks that on my road there are trailers on both sides, I think that brings down the value some...luckily they keep quiet and we can't see them through the woods.

    I just sent my old realtor an email...not that I would use her unless she can bring a buyer that will offer $25k above what I have in mind.

    You guys on here who have sold multiple houses, do you have any rules you follow from past experiences that you make sure you do or don’t do?

    Maybe something you got burned on or something that helped that you watch for moving forward when selling?

    We bought our first house 7 years ago and I’ve got a list of things I’ve jotted down that I’ll do on the next home purchase that I just didn’t think about on the first one, but I’ve never sold a house so no experience to draw from.
