    I talked to two already and they both told me we could sell for what I thought it could. We just don’t have the upfront free cash right now to buy something (due diligence, earnest money, appraisal, inspections, etc.). We would have the cash after selling, but we don’t want to move to a temp place for 2-6mo and then have to move again.

    We’ll wait until we are back on out feet financially. I was out of a job from early Jan until late July and now she is out on maternity leave until October and only getting half her usual pay. It’s just not a good time for us, unfortunately.

    We talked last night about taking $25k out on a HELOC and buy a rental property. Her mom needs a place to live soon, so it could be mutually beneficial. But her mom is also bat shit crazy and terrible with money so....

    A few more from yesterday. Overcast and breezy, it was a great day.

    I also feel like i need to elaborate on what its like out there, given i made it sound like it was overly difficult in the afternoon.

    For me beach driving comes down to 3 things. 1. the sand it self, Ft. fisher is soft and deep in most places. Not really difficult, you just need to know how to approach it. 2. Tire PSI. Where most people go wrong is thinking that dont need to air down and by the time they figure out that they do need to air down its to late. 3. Momentum. Cant say that enough, momentum is key.

    I was at 20psi, 4 HI and TC off and had no problems what so ever. It was a casual drive down the beach.

    I have no worries about getting stuck, just looking for a excuse to keep the Maxtrax :rofl:I think with your pictures I have an excuse to get a awning for the roof rack though. :thumbsup:

    Where we went yesterday was probably a fifteen minute drive down the beach. Still another mile or two of beach past where i was at.
