    Has anyone replaced their flooring and could recommend a good company?

    I’ve gotten a quote from Easley’s in Concord who’ve been in business 51 years. I was impressed with their customer service but I’d like to get a couple more quotes.

    What kind of flooring? If you are handy, most flooring is easy to DIY. I've done carpet, laminate and hardwood. Wouldn't recommend doing hardwoods yourself due to cost of materials.

    We just had Flowers Flooring out of Cornelius redo our three bathrooms plus laundry room. We bought the materials, they did the install. I think it was like $1,400 or something for the labor, which we felt was reasonable, basically a day rate for a crew. They did a good job. LVT, basically vinyl plank

    Since we’re looking to sell in the next year just vinyl laminate to replace the existing vinyl. The subfloor (slab) has a crack running from the expansion joint in the garage across the kitchen floor which needs to be addressed. There is staining in it that Easley’s confirmed is from moisture coming up through the crack in the slab. This is common in slabs and can be fixed but it’s not a fix I feel comfortable doing. I want it right for the next homeowner.

    They’re quoting me around $300 more for the fix. Not much for peace of mind during the next home inspection. The guy doing the estimate said the last thing you want is an inspector making note of a slab issue and then a potential buyer wanting an additional inspection of that. He might’ve just been blowing smoke up my ass but I’ve wasted $300 on dumber things...

    that looks good. I thought about remodeling one of our bathrooms, but I can foresee that I might uncover more problems than I’m willing to fix right now.

    I can imagine there is a lot of mold and water damage behind/under the tub, maybe some wood rot that would need to be professionally fixed. Not really sure if I wanna take the gamble.

    Man if you got moisture wicking up from the slab the moisture barriers under the slab aren't working, are torn, grading issues, leak in a water line or sewer line, or something else. It's common for slabs to crack especially in areas with a lot of soil movement so the SE it's almost a given. It's easy to fix the crack but depending on what's causing the moisture issue that may be a different story.

    I’d be more concerned if the staining was going the length of the crack. It’s in one spot near the outer wall of the house so I don’t think it’s an issue of incorrectly placed or missing moisture barrier. Torn? Maybe. I’d also think if there was a cracked pipe my water bill would fuckerknuckled but it’s normal. Sewage I think would stink, there’s no smell. I’m gonna have to defer to the flooring guy on it though. He’s been doing this for over 30 years and claims he sees this a lot at the 15-20 year mark on slabs.

    I'm trying not to put this in a dickish way but building envelope and moisture issues may not be in a flooring guy's wheelhouse to asses and repair properly. I'd call someone that deals with that as well to make sure it isn't something else.

    But you are trying to sell so there is also the point of ignorance is bliss as if you know there is any major issues you'd be obligated to disclose that as well.

    I’m trying not to put this in a dickish way myself dude, but I’ve read these forums long enough to see that you seem to be well-versed on and have opinions on everything from A-Z. Maybe that’s true, and you’re a wealth of knowledge but you’ll have to forgive me if I defer to the 3-4 professionals I get quotes from on this for their expertise. If they find hell and damnation underneath my kitchen floor I’m man enough to come back and admit you were right and I’ll share my experience with the group but until they tell me otherwise I’m not gonna work myself up over it.

    we are looking at possibly building a passive house. I have talked with an architect and he says it’s really only about 10-15% more cost than a traditional build. We’ll see. Trying to still convince my other half we need to sell NOW and rent short term till we figure out what we wanna do while sitting on a phat pile of cash.
