    Thats insane, they are takin you guys to the cleaner. National average is just over 100$ ton this morning for shredable scrap iron. I got 115/ton last month.

    My buddy and I just bought a place that needs a fair bit of tlc. Rent the upstairs (in better condition) and live in/slowly work on the downstairs/exterior. We will be embarking on a multi year improvement project lol. Both of us are pretty average at home improvement, not thaaaat experienced. We work for a construction company tho so there are some good resources.

    -we should, but we won't be diving into the walls enough to do that right now

    Thanks all. My good friend is a super for our company, and is going to provide guidance (and quality recycled material from remodels of multi million dollar homes) that should make this a fun adventure. Ill add some pics later, but we're going to rebuild the deck with existing structure and then over the spring slowly replace some of the existing shitty wood.

    Big project for the upstairs pre rental is going to be replacing the tub with a walk in shower, re-tile and update shower fixture and the toilet. The rest of it is just fixing a million drywall holes and repainting, replacing all receptacles and outlets, new ikea light fixtures, adding a few cove heaters and re drywalling a dividing wall that was built like shit, and adding some various trim pieces here and there.

    We're budgeting about 6g and 1.5-2 months, with us doing all the labor (except tile) after work/weekends.

    Death trap, as stated, and there’s a pretty good chance that where the band joist is attached to the house they didn’t flash it and there’s a rotten mess that will need to be addressed

    There is flashing, the ledger was just slapped over it. New ledger will be anchored much better. It fell due to excessive snow load that the PO didn't bother to shovel for an entire winter. Simply keeping up on shoveling will prevent that same situation from happening again.

    No. Most of what we are doing is mostly labor intensive and not heavily material expensive. We are not putting in the nicest things because its a rental. Just touch ups and face lifts.
    While it would be nice to start over...but starting over would open a giant can of worms with building permits and complying with modern set back requirements. If we put the deck back functionally the way it was, and then work on replacing things when there is an actual deck back in replace...we have a much better chance of avoiding the mess of dealing with a town building permit

    When we get out there and start doing the take off for materials and getting the broken wood pieces out we might change our opinion and take it down. But at the present we have enough quality left over jobsite lumber to fill in 2/3 if not all of the deck repair.

    I agree pulling it down is the right way to do it. Same thing im doing. Reskinning it wont make it any safer

    it takes one complaining neighbor to call the city and tell them that we are building a new deck, and the city goes "wait they dont have a permit for a new deck"

    It would appear that neighbors are not something you have to contend with lol
