    I’ll vouch for that. Going on 12+ yrs as a GAFB member. I have everything covered with them. The lawyer handling the signing of paperwork for my recent new home purchase had to look at the policy premium twice. He was shocked at the price and commented that he was about to get rate quotes from them.

    Dobinson’s coils and shocks. SOS sliders, ditch light brackets, and front skid. Rigid ditch lights. BFG KO(dos) More minor stuff.

    I am most unfamiliar with this phenomenon.

    @Bannerman sick new pad! :jellydance:

    Don't over think the septic system too much it isn't that big of a deal. Only thing I'd want to know is the type and location. If the current owner doesn't know you can easily go to the permiting office and pull all that info up. Some of the new multi tanks systems are awesome.

    I had one get full on me and back flow at one of my houses it wasn't a huge deal called a pump truck they did all the work. They should be sized appropriately and have a good bacteria load and leach field so that you really shouldn't need to pump it out unless you just use the system a lot. Oh and don't go driving over where the tank is with your vehicle or anything heavy you can potentially rupture them.

    Thanks man, I've done a ton of reading on this system as it's very complicated/expensive due to the location of the leech field/lot slope etc. But I've studied the design docs, called the Design Engineer, reviewed all the manufactures data etc and I'm pretty comfortable with it all now. Plus it's less than a year old and has a three year transferable warranty.

    Oh nice! Yeah they can get pretty complicated like you said depending on what they are working with. Good that you got all the nitty gritty. I like nerding out on that stuff, especially when it's something new or used and/or adapted to be used in a different way. Talking to the person that did it and picking their brain as to the why and stuff makes it a lot better. You're lucky you got that information so easily it's such a big bonus! Keep that in your back pocket. Not many people are able to get that kind of info.

    House was built in 2019 by the folks that live there now, but after their builder finished they basically realized it was too much house for them, relative to how much time they spend there. I guess they travel a lot for work. But the seller was very involved with the design process so he passed on all the drawings/blue prints for me to review.

    That's awesome!!!! Much easier than getting them from the permiting office :rofl:

    Always nice to have a seller willing to be that open and honest and shows some pride in what he built too.

    It’s a concrete box in the ground that poop and pee goes into, with a couple drains. How complicated could it be? You engineers over complicate things.
