    That's why we are leaving the city, this is not where I want to be if/when shit hits the fan. New place is more than 2 miles down a private road, only one way in or out.

    You are out of your mind, there is no standing inventory in hickory.... Everything under 500k is under contract in 2 days or less.


    2 guys I work with have been trying to buy. One had a budget of 500 and butchers about everything gone before he can even get a viewing.

    I would honestly move back to Hickory, I grew up there and like the area. Krystal on the other hand does not want to live there...because the hospitals suck and don't pay shit apparently.

    you're right. I forgot about the cheap houses that sit on the market due to being in rough areas.

    Those houses would easily be $100-200k more in Charlotte. Again, I would live there, but the other half does not want to.

    I'm not the sharpest knife in the drawer but I saw this coming a couple months ago and was damn near in a panic to get both houses listed. Wanted them both closed before the election and we are on track to do that. Market may not tank but I dont think it'll be better moving forward

    I agree. However, it's nice to see some data and explained in layman's terms. I don't fully agree that it will crash, but there is no better time than right now.

    You need to factor in interest rate. Interest rate down = prices up (and sustain that increase). Interest rate goes up, house cost goes down. It will crash hard when this all settles out, but it won't be "as bad" because it's taking the interest rate drop into it too.

    Time to live in my truck.

    Just bought in Charlotte last month. Been looking for a year, and had 5 bids on 5 houses outbid on day 1. Most homes are now selling for 20-30 over asking on the first day or two. It's insane. When Rates are this low, people can "afford more house" so the prices will go up. Great for sellers!

    The federal reserve announced they won't raise interest rates for a few years, I wouldn't expect to see much above 3.5-4% for a while...
