    Yea we learning.. it’s small but everything is new and about what we’re paying right now renting, thought about doing a 15 yr but she wasn’t into it

    So I took my mom to the doc last week so he could schedule an apptmt for today; took her today so they could schedule an apptmt for next week; if no results they will schedule another apptmt....if that doesn't work they're sure that the final apptmt will do the trick.
    My question; why not do the last thing first? Crazy idea? Probably.

    Yuck. That's shitty but good luck on the fix :thumbsup:
    I would never do a 15yr anyway. You never know what happens in the future and if you can pay it towards principal like it's a 15 year then great and if you can't then no one other than you needs to care about it. Just my opinion. I like to err on the side of caution.

    You guys looking for a 30 or 60 day close?

    Lol okay so you putting in an offer saying you guys will secure all your financing and get keys by x date. Typically that's 30 or 60 days out and you have 17 days to have inspection contingency and then counter back for any repairs you may ask for (doesn't sound like you will) but it's also your safety net to back out for whatever reason and get your earnest money back and you'd only be out of pocket an inspection (typically).

    If you're talking about the difference between 15 and 30 years then usually you have better APR for 15 year loans but with interest rates so fucking low right now it's not really much lower than a 30 year and if you do the math the savings over time is so minimal why bother with the larger mortgage payment of you don't "have" to. We always pay more than minimum ourselves but it's nice knowing that maybe around the holidays or something happens that you don't have to.

    Yea our realtor was saying 10days for inspection , I honestly did see anything that would need to be fix right away ,not too say the inspector won’t find anything , later on we will be running a gas line for the wife and generator / maybe privacy fence
