    Yeah, 17 day is standard and 10 is saying look how serious we are or a seller saying don't waste my time. Very exciting either way. We may be looking to do gas at our place in the future. It was ran at some point but we have no idea how old it is and if it was ever used so who knows how much of a hassle it will be be beyond changing over appliances.

    Totally agree on the 15 vs 30 year loan. Year ago (when interest rates were much higher) it was considerably cheaper to go with a 20 or 15, not so much anymore.
