how much did the drylock run you? Those mats are so nice! I have a whole area matted for working out and as you can see in my pic, there are about 20 boxes of financial papers that those mats saved.

most basement leaks are caused by poor water management systems...check your gutters and down spots. and drain them away from the home if possible

Got 2 5 gal buckets of the xtreme stuff, was about $105 a bucket at lowes it was just enough to 2 decent coats on all 4 walls. we have the whole basement done with the mats, we got them years ago when you could buy a 30 pack for $10.. haha They have saved me time and time again.

yeah it just kind of dawned on me that right where I have the leak, there is an underground pvc pipe that the downspout drains in to. I am on a hill and think that with all the shifting of the hill side, maybe the pip cracked so it is just leaking in to the wall. Plus there is a nice overhang from the roof and porch next to the area so the ground stay bone dry there.

Gutters, drains and down spouts are good. Old house not so good, the way the house sits on a hill the basement is underground for half of it, all the ground moisture builds up and runs directly at the house starts seeping in the cracks in the wall and floor . Would be too costly to have it fixed properly, ill be moving out in a year or so.

We cemented every crack we could locate and then dryloked it all, so far we have had some serious storms come through and not a drop of water.

Yeah, I cant afford that, haha.. I dumped about $250-300 in drylock, cement patches, and few other things, it was the cheaper way out.
