    Like 5 grand lol.

    Found my code violation, I have a cracked drywall ceiling access panel for my attic over my garage. It has wood trim surrounding it. Fire code violation, I would have to replace with a fireproof access hatch which is $200something bucks.

    The water hoses I have no idea wtf that's about.

    I just want it gone is what I told my realtor. So she's working some deal on that. Entering winter up there so the markets about ready to SLOOOWWW down. The last thing I need is a house sitting on the market up in hellinois all winter, I'm ready to wash my hands of that godforsaken hellscape.

    You can tell I have a lot of civic/state pride LOL

    Code violations of today doesn't mean they were when the house was built or repairs/upgrades were done. That's can be a non issue or minor issue like GFCI outlets and breaker for kitchen and bathroom. Those are typically what they are and kind of hit or miss on what to argue over money with can be fixed for a few hundred bucks and it's easy. If it's major violations that could be even more severe and dangerous like aluminum elec wire (inspector wouldn't know) or knob and tube then that's a big argument. I'd ask for a copy of the report and go over it to make sure they aren't just trying to get over on you on a few things.

    They want $13,000 off now. I guess they have an itemized list of costs that they used to get those numbers. Realtors getting that and we will review. I'm telling my wife that puts us just under list and we should still just take it. Appraisal is this week, there is no way it will appraise for what it's under contract for.

    Give a lot now and they will still want it if the house doesn’t appraise. First house I bought I wanted $5000 for repairs they countered with $2000 and I took it. Second house they knocked off $40k from the asking price with a sold as is deal.

    Sale of the first house was great. I was super worried about the inspection and I was ecstatic when they only wanted $280 worth of repairs. I couldn’t sign that contract fast enough.

    I gotta see what their list says. They wanted some crazy shit like my front stoop "leveled". Yea I'm going to slap jack my front stoop, fuck off with that... Or my entire HVAC system replaced even tho it still works and is 13yrs old. The condensor is original but still works fine. I do have 4 bad windows, knew that going in.

    We didn’t ask for any repairs on our house because we didn’t get an inspection. Relied on a seller provided inspection. That was a big mistake...never again. Fucking n00b mistake right there.
