    Yep still working. I was worried when I turned it on for the first time after we moved in. Inspector tested it and noticed the burner was rusty so it’s probably on it’s last leg.

    My wife is on a moral crusade to strong arm the buyers, she's like $1,000 that's it lol. Two polar opposites, I'm like good fine take it I'll drop the price, she's gambling over $12,000.... Made for some interesting phone calls this evening.

    We asked for a credit for 2 windows that were bad when we bought this house 10yrs ago. Those 2 windows are still on the house now LOL!! They were slated for replacement in 2020, but we saw how that worked out.

    You’d be surprised. Something is worth what you’ll pay for it. In this case, market value is what the buyer has offered you, so that offer is heavily factored into the appraisal calc.

    I'll never understand this. I mean my simpleton brain just see's in areas like where my sis and BIL live it drives pricing up so high and the people that get the loans it just seems like it's creating another bubble to pop soon. Another example is in new developments the tax value is immediately higher and people go to sell higher than you can build in those developments and the houses sell and the tax man reaps the benefits too. It could just be people just get to emotional over buying a house they don't care but some of it just doesn't make sense to me in driving market pricing higher and higher.

    The housing market is complicated and the way certain areas improve in value and others stagnant can be hard to define as well. Home prices in general have outpaced the rest of the economy (not just due to the recovery from 2008 housing market crash). So I do think we are due for a correction but people have been saying that for years and values keep going up.

    Edit: here’s 10 years of data on my house. Now this is a bit of an outlier maybe since it’s in a unique area, but still insane that any commodity can go up 250%+ in 10 years. This level of growth is not sustainable

    That's crazy. I'm not fully on the we need a correction boat like people are screaming. I'm more on the WTF are people willing to go bonkers and continue to drive pricing up with bidding wars and just going way over asking off the hop to ensure they get the home. I mean in the end it's all the buyers who have the power to say wait a minute this is a little crazy especially with how easy it is to look up history of properties. Like you said there's a lot to it.

    Your property as an example you did the smart thing bought low sold high as probably the ceiling for that house and that market is getting pretty close. Like stocks as an example.

    Well that’s my point exactly, the “panic buying” and bidding wars may lead to what may eventually be revealed as over paying, which would only be revealed by, but also cause, a market correction. Time will tell. Guy that is buying my house is cashing out retirement for the down payment. Don’t do that kids.

    I had a relative that used her 401k as a cash register for really really dumb shit and now that she's retirement age has MAYBE a year's worth of funds in there. She thought she was a genius as pre covid she had a financial advisor feeding her lines about how her money's doubling in the market, then it tanked. I told her don't come looking at us, this is your problem to fix. It amazes me how bad people are with money and investing.

    Full disclosure I pulled out like half my stocks (not retirement) into cash at the begining of covid in case we needed the cash for something, and missed my opportunity to buy back in.
