:facepalm:Dang that region is about the only place in Colorado I’d want to live. Too bad I just signed a dotted line on another plot in the south East. :goingcrazy::annoyed::angrygirl::bananadead:

Haha.. With how water rights work in Colorado, I'm guessing this is an off-the grid situation that you'd have to get permitted through the county.

OP - what are the details on permitting, availability of "grid" and building restrictions?

With very little digging I found this... https://thecoloradowildernessranch.com/covenants/

Like most land in CO it’s heavily regulated by an HOA ran by rule-loving transplants. Minimum building size, utilities required and no camping on YOUR property. This is the reason I sold my land in CO and bought across the border.

OP, beautiful piece of property, glws!

Well Rule loving my be a bit strong. I have camped there, hunted there, fished and snowmobiled there. I guess Off Grid means different things to different people. Never had an issue with the HOA. It is a great place to get away from the CITY life and enjoy nature. The other owners that we have met are great and like minded about off grid living. For the most part the HOA is there to keep to a Wilderness type area. But if someone would like there is a home in the area for sale.

Well can be drilled. Electrically would be solar or wind. No plans for electrically being farmed in.
