    My self and a buddy turned my garage into two bedrooms over the course of 2 months. Working on weekends with my having the boys help me hang insulation one night during the week. That was raising the floor, adding walls, electrical, lights, Sheetrock, mud, and paint. I have someone coming out to patch the vinyl siding next week and then we will have the whole house repainted since it was cheaper to patch and paint then it was to pull 3 sides of vinyl off and hope it matched the 4th side. Total cost was about 4500 and lots of beer. Lowest bid I got was over 8k

    that being said we’re now finishing the exterior cleaning up some things in the yard and putting it on the market. We decided we wanted bigger and more land

    I have remodeled several houses for resale, and done most all of my own remodels. Typically you will save 1/2 to 2/3 vs paying someone. So if the materials are 3500 you will see quotes between 7k and 10k usually. I have done it full time and part time around my regular 40 hour schedule. Doing it nights and weekends is tough at times. No to mention you have to live in it. If you aren't changing the roof line, its very doable yourself most likely.

    No. Plan was either small portable unit or single small ductless since it'll just be one big room.
    My main HVAC is all rigid duct with insulation wrapped and there is 1 duct that will be in the way. I have a local guy that can help there if needed.

    Guess I need to talk to bank about loan options for renovations vs new mortgage too...

    Since I can 99% work remotely now, not really required to be commuting distance to Memphis anymore. But @allmotorrex sexiness could be incentive to stay around if he reemerges... :rofl:

    Plus I reallly hate moving.

    Things, stuff, and whatnot.
    Just remember, 80% of the work takes 20% of the time, and 20% of the work takes 80% of the time. I hate finish work, the rest is easy. A mix of self and sub would probably be best. You frame it all, hire an electrician to wire it, definitely hire someone to do drywall because fuck that, then paint, flooring, and trim. It sounds easy right?

    Several people were harassed and threatened by local rangers, for trail destruction (which was complete BS) just because their trucks were muddy.
