Castro valley will most likely the most affordable spot out of all you listed. Good schools as well. It's a small town and everything thing is with in 10 mins drive. BTW, I am biased since I live there.

    I like CV.
I have friends that live off Lake Chabot Road. I’ve spent a lot of time over there.
    It’s a good spot.

4runner guys, how does the 4wd work on the 06 runner? Is it AWD, or an actual 4wd? Do they come with a locker in the rear?

This 2006 Toyota 4Runner is fully loaded!
    Vehicle Options

    • V6, 4.0 Liter
    • Automatic
    • 4WD
    • Hill Descent Control
    • Traction Control
    • Stability Control

If it's the 4.0, its selectable 2wd, 4Hi, and 4Lo and I believe has a rear locker option. If its the 4.7, its all-time AWD with a center locking diff.

Only the 2009 Trail Edition came with a factory locker and the Trail was only available with the 4.0. They are super hard to find.
