Out of all the bs today, having a customer come back with a tool that i had just rebuilt and retuned saying it worked great, is all the validation i need in this job.

100% but the purple rope has got to go. I'd also guarantee that you have to have 30% down for that house which is why its been sitting on the market so long. No comps for a custom build make it hard to buy or sell. Damn shame since I'm sure there are plenty who would do that justice if they could come up with the down.
