Saw a few, took a shot at one. No solid hit though.

My brother got his first deer though, so that's cool. His fiance was like, "well, you cant spread the rona in the woods by yourself. We're going hunting"

If he wasn't marrying her, I might lol

    Nice!

Good luck on the house hunt! Are you relocating? Or just looking for a new place?

Looking to get out from under a landlord. Of course the year I have my finances together is the year the market decided to shoot for the moon, pricewise. Oy.

I'd consider relocating if the right job/gal required it.

Sadly mid year 2021 housing will be cheap. Eventually lockdowns will be lifted. So will the freeze on landlords kicking out tenants for not paying rent since pandemic started. Many people I know that rent out their old houses and purchased a smaller house with that income are about to foreclose. One friend said once the pandemic restrictions are over he’s informing his tenant his lease won’t be renewed and he’s selling the property. The market will soften so don’t over spend now. Right now interest rates are crazy low. I expect interest rates to climb and the market to soften.

what do I know. I don’t sell houses for a living but I did stay at a Holiday Inn express.

he can still sell the house with the tenant living there as long as it's sold as a rental or income property. At least in Missouri your rental contracts actually with the property, not with the person who owns it. Fun fact.

And no worries, I'm not jumping the gun on anything with major issues. Seen too many "first time home owner special!" And whatnot with meth cooked basements or broken foundations or lead paint covering asbestos. Nope. Not happening.

His tenants have not payed rent since they were told they didn’t need to. It’s a single residential property. His agent said it would be easier to sell the house once the lease is up. Plus his lawyer recommended not renewing the lease and cut his losses.

That sucks! Too many people take advantage of situations like that. Hopefully your buddy comes out on top once everything is settled.

I wonder how many tenants are taking advantage of the situation.

I suppose I don't actually know how common it is. It's just unfortunate to hear about. If the tenants are genuinely suffering from the pandemic then it's a different story. But, it seems like the government should be assisting the landlords who depend on the rent to pay bills as well.

There should be assistance, but of course the landlords are just evil rich guys.... Oh never mind! lol

I'm sure glad I've never gotten into that for of business, though I do know quite a few people that have rental property.

I've seen enough horror stories of shit tenants have pulled. I owned a carpet cleaning company, so I was able to see some of it first hand.

It sure seems like it could easily be more trouble than it's worth.

My Mom's boyfriend had a tenant dismantle a field stone fireplace and he couldn't even evict the guy. It was something he built himself when he was young. I would have been so pissed!

When my landlord bought this place we were basically like "look dude, here's our old lease. It's still valid. And were the best Tennant's you've ever had"

3 years later he still agrees lol.

If you can find good tenants, it’s definitely in your best interest to keep them.

Thats why i have cheap rent and can stay here as long as I want lol

Same. I just hate tossing money at a place that isn't mine and I don't even have a garage to break stuff in
