    So not only is it a shit show of a day. I just went to pick up rent from my tenant and they are in breach of contract with a family dog. :facepalm::boink::evil:

    That means I'll have to send a letter and fine them and get a security deposit or force them to remove the dog. I really don't want to do this before Christmas but it has to be done. :annoyed:

    I've been in Texas since 1997. Right on the border in McAllen for 16 years and now in San Antonio for 7. I don't miss the snow or the inclement weather at all. I don't do well in cold weather health wise. I always get sick.
